Tree Preservation Ordinance No. 585, as amended, requires at least 70% minimum existing tree cover be preserved. There is a single 24” Oak tree shown in the future connecting driveway
extending through Lot 3.
Variance to Buffer Yard Requirement
A reduction in the length of the required buffer yards has been requested to accommodate intersecting drives and parking lot landscape islands.
Variance to Driveway Ordinance
A minimum spacing of 250 feet is required along N. Kimball Avenue. An existing drive to the south is approximately 198.5 feet from the proposed drive. An existing drive approach to the
north is approximately 120 feet from the proposed drive and does not currently serve an established use.
