PROJECT: Sign Variance for Del Frisco's Grille
EXECUTIVE
SUMMARY: Del Frisco's Grille is requesting variances to the Conditional Sign Permit for
Southlake Town Square, Phase I, to allow increases in sign area and letter height
and to allow patio wall signs. The new restaurant is located at 140 State Street.
REQUEST: The Conditional Sign Permit (CSP) for Southlake Town Square, Phase I, allows for
a building blade sign with maximum sign area of 12 square feet and maximum
letter height of 12 inches. The applicant is proposing a building blade sign that is
approximately 47 square feet and contains 12.5 inch and 13.75 inch letters. The
request also includes attached signs on the north, south and west elevations. The
CSP allows for a maximum of 30 square feet, the proposed attached signs are
approximately 36 square feet. The maximum letter height for upper fascia signs is
limited to 10 inches; the west elevation attached sign is proposed at 18 inches. In
addition, the applicant is requesting signage to be located on the patio wall at the
corner of the south and west elevations. And lastly, there is a request for two signs
to be placed on the south elevation; the CSP allows for one building blade sign OR
one fascia sign. Please note that the applicant is also proposing amber colored
halo lighting for the attached building signs on the north, south and west
elevations. The proposed lighting for the building blade sign and patio wall signs is
white LED.
