Joseph Klein, 3160 Peninsula Drive came forward. There was some discussion
regarding use of the panels and the possibility of adding more at a later date. Public
hearing was opened and closed.
Staff stated that if Mr. Klein chose to add more panels later that an additional SUP
would be required. In order to avoid that, something needs to be added to the motion
based on more clarification from the applicant of how much more would be needed.
Mr. Klein clarified how many more would be added and where they would be located.

The Commission had questions about the masonry wall on the north side along with the
open space and if an HOA will maintain it. The Commission also wanted to see more
renderings on Shady Oaks.

Donna Baker, 1335 Meadow Glen came forward and had questions regarding
engineering and the subdivision walls along Southlake Boulevard.

Southlake Boulevard.
Jeff Kirby, 612 Loving Court came forward is also concemed about the traffic along
Southlake Boulevard.
Kim Lackey, 401 Timberlake Way came forward. Residential is welcomed but the
concern is the entrance onto Southlake Boulevard along with drainage that would
change.
Gunnar West, 306 Sterling Court came forward.
Rick Stacey, 1000 W Southlake Boulevard came forward and expressed his support for
the development.
Bobby Dollak with G & A Consultants came forward to address all concerns made by
the citizens and the Commission.
Mehrdad Moayedi with Centurion American located at 1221 N -IH 35 E, Suite 200,
Carrollton came forward to address development concerns and questions.
The Commission discussed the case with concerns about the land use change and the
density. Another concern is there isn't enough green space.
Larry Flynn, 304 Sterling Court came forward and is opposed to the density.
Monica Meeks, 308 Blanco Circle came forward and is opposed to the density.
Patricia Goldschlager, 212 Timber Lake Way came forward and is concerned about the
density.
Jeff Kirby, 612 Loving Court came forward again and is also concerned about the
density especially on the north side.
Jason Roosma, 314 Blanco Circle came forward and stated that is concerned about the
density and drainage.

about the density.

Andy McCard, Tampa FL came forward. He stated that due to contracts pending they
were unable to say who the potential tenants were. However, he could state that the
restaurant will not be a drive thru.
Commission asked about widening the drive and is concerned about traffic. Public

any drainage concerns.
Commission asked the applicant to state what the parks board decision was and any
comments they had.
Randi Rivera went over the meetings they had with the parks board. Those minutes
were provided to the Commission. Ms. Rivera also clarified their agreement with CISD
and access.
Commission commented that the presentation is better than what was presented better
and appreciates the changes that were made based on the Commissions last concerns.
Commission opened the public hearing and read aloud the comment card. Jeanne and
Steve Cook, 1981 E Highland Street is in support but does not wish to speak.
Eric Huning, 2145 E Highland Street came forward. Mr. Huning would like to see fewer
lots and is concerned about the density of the lots. Another concern is the property
maintenance and ponds.
Ms. Rivera and Mr. Matthews came forward and addressed Mr. Huning's concerns.
