PROJECT: Sign Variance for Sedo Cryo
EXECUTIVE
SUMMARY: Priority Signs and Graphics on behalf of the owner of two businesses, Sedo Laser
and Sedo Cryo located at 750 and 752 North Carroll Avenue is requesting a
variance to the Sign Ordinance No. 704-F requirements to allow two attached
signs on the North Carroll Avenue fagade. The Sedo Laser services are located in
the front of the building facing North Carroll Avenue and the Sedo Cryo services
are located in the rear of the building.
REQUEST: The applicant is requesting a variance to the Sign Ordinance No. 704-F
requirements to allow a sign to be placed on the North Carroll Avenue east fagade
for the Sedo Cryo services located in the rear of the building (west fagade).

BACKGROUND INFORMATION
APPLICANT: Priority Signs and Graphics
OWNER: Misti Mitteis, Sedo Laser and Sedo Cryo
PROPERTY SITUATION: The property is located at 750 and 752 N. Carroll Avenue.
HISTORY: June 16, 2004 — City Council approved a variance request for Nicole Day
Spa that exceeded maximum letter height. The regulation allowed for 12
inch letters; the proposed and approved letter height was 20 inches. Nicole
Day Spa is located at 1101 East SH 114, the property adjacent (north) to
750 N. Carroll Avenue.
June 2006 - A monument sign was approved for this site in 2006.
Currently, there are no attached signs are located on the building.

SIGN VARIANCE APPLICATION
Demonstration
Please demonstrate that the followina conditions are applicable to the requested sign variance:

1. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
The sign regulation would create a practical difficulty by not allowing for the applicant's two
business signs on the front facade of the building even though both businesses, sedo laser and
sedo cryo, will share the front door entrance and lobby. The two addresses for these
businesses, 750 N. Carroll Ave and 752 N. Carroll Ave are being joined into one office location to
accommodate the two businesses. If the two signs are not allowed on the front of the building,
then one of the businesses would not be represented with a sign or it would have to be located
in a location that would confuse the customer. (On the side or in the back of the building away
from the joint entrance/lobby.)
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the
affected property and is not self-imposed.
This situation is unique to the affected property because of the need for one joint entrance for
two businesses and two addresses, 750 &752 N. Carroll Ave. Also, the current entrance for 752
N. Carroll Avenue is in the rear of the building and would not offer any visibility to Carroll
Avenue. The other adjacent businesses have visibility to Carroll Ave so this is clearly a hardship
unique to 752 N. Carroll Avenue.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
This variance will not injure and will be wholly compatible with the adjacent properties since it
will comply with all the same sign regulation requirements other than having two business signs
on the one facade. Even with the two signs, the other sign regulations will be met including
letter/logo height, overall sign area/square footage, and 75% max of front facade...
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
This variance will be in harmony with the spirit/purpose of the sign ordinance since it does
comply with all sign regulations except the two signs on one facade. With two businesses and
two addresses sharing one front entrance it makes common sense to allow both to have their
signs on the front of the building where their customers will enter the building. This will avoid
confusion and will not negatively impact the adjacent properties.
