Development Details Zoning change, site plan and preliminary plat for a 14 acre retail development. The development would include approximately 124,000 square feet of retail and restaurant uses. Proposing eight (8) buildings three (3) combined. Removing the existing wall and enhancing the corner with landscaping. The plan presented at SPIN: QUESTIONS / CONCERNS Will there be a right-turn lane onto Kimball? Yes, the existing right-turn will remain. Î At the highest point on Kimball, I will see the tops of these buildings. Yes, due to the topography, you will see the buildings. We are enhancing the Î view as much as possible with landscaping. development dependent upon Village Center connecting? No. The development is not dependent, however, we will be constructing the Î portion of Village Center that runs adjacent to our southern boundary. It will dead end until the remainder gets built. How many parking spaces will there be? 670 10% is required (603). We are proposing between 635 669. Î Will there be a traffic light onto Kimball? No. We have done a Traffic Impact Analysis and you have to meet certain criteria Î to warrant a light. The traffic on Kimball gets very heavy and backed all the way up the hill. Im very concerned about left turns out of this development. What are the big trees? Post Oaks or Blackjacks? Post Oaks Î We are concerned about drainage 1709 could flood with removal of the wall. We have studied the property. We are tying into the storm drain; 1709 will not Î flood. Where are the big loading docks? Will there be 18-wheelers? Only for the buildings on the south end of the development. They will come in Î and out Village Center. What tenants do you have? We are working with several; should make an announcement soon.
