QUESTIONS / CONCERNS
What are the cost of the lots and homes?
Lots will cost $275,000-$285,000/lot. Price point for homes is not available as they do
not have a builder.
What are the sizes of the lots?
Average lot size is 17,000 sf
Concern with drainage runoff from the north, the existing pond handles a lot of water..
Drainage plan will be addressed with the engineer study. Randi Rivera will schedule a
meeting with the engineer to address the concerns from the north adjacent properties.
What type of fencing will on the adjacent properties?
Developer to install masonry wall along West Southlake Blvd. in front of 6 lots, adjacent
property fencing can be discussed with adjacent property owners.
Can lots be 1 acre?
This development is transitional zoning for medium density
Can W. Southlake Blvd. handle the traffic?
TxDOT will determine this based on the developer TIA
Can larger lots be moved along the north property line?
Developer can check into this request.
Is land under contract?
Yes.
Is there sidewalk access?
A sidewalk will be installed on the east portion of the property that extends to Shady
Oaks Drive.
What is the timeframe for development?

Project submitted to City around August 26th, and scheduled to go to P&Z on Oct. 17.
What are the building setbacks?
Can the north lots be restricted to 1 story homes?
Developer needs to check into this request.
What is the required open space for this development?
10% is required for RPUD, but this development is 11%.
Why is there a gated entrance?
The gated entrance is for emergency vehicles and one entrance is sufficient for the
development.
