2013-07-25 CITY OF CO SOUTH LAKE 2 TEXAS REGULAR ZONING BOARD OF ADJUSTMENT MEETING: July 25. 2013 Regular Session: Location: Town Hall Council Chambers 1400 Main Street, Southlake, Texas Members Present: Chair Paul Venesky, Vice- Chairman John Huffman, Board members Scott Dyche, Bradford Cunningham, Ron Evans, Eric Ransom and Mike Smietana. Members Absent: Board members Kourosh Panahy and Paul Lepicier, Staff Present: Richard Schell, Planner II and Misty Knaust, Board Secretary Agenda Item No. 1— Call to Order: Chair Venesky called the meeting to order at 6:30 p.m. Agenda Item No. 2 — Approval of the Minutes: Chair Venesky opened the discussion of the minutes of the Zoning Board of Adjustment meeting held on July 11, 2013. A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on July 11,2013. Motion: Dyche Second: Huffman Ayes: Dyche, Huffman, Cunningham, Evans, Ransom, Smietana, Venesky Nays: None Abstain: None Vote: 7 -0 -0 Motion: Carried Agenda Item No. 3 — Administrative Comments: Planner Schell announced that there are two submittal for the next regularly scheduled ZBA meeting on August 15, 2013 and requested Board members to note the meeting date on their calendars. Agenda Item No. 4 — ZBA-645. Variance to use of onsite sewage facility: Variance to Ordinance No. 480, Section 33.14, requiring a minimum lot size of one acre for the use of an on -site sewage facility (OSSF) and a Variance to Ordinance No. 480, Section 11.5 (f), requiring a minimum lot area of forty three thousand five hundred sixty (43,560) square feet. The request is being made by the applicant, Kevin Northcutt, for property described as Tracts 2A6 and 2A, F. Throop Survey, Abstract No. 1511, City of Southlake, Tarrant County, Texas and located at 2008 and 2010 E. Highland St., Southlake, Texas. The current zoning is SF- 1A- Single Family Residential District. Planner Schell presented the case to the Board and was available to answer questions of the Board. Kevin Northcutt,1750 Hunter Creek Southlake, Texas; the applicant and owner of the property, once sworn in, presented testimony and was available to answer questions of the Board. Once the applicant completed his presentation, Chair Venesky asked if there were those in the audience who wished to speak in favor of the request. There being no one, Chair Venesky asked if there were those in the audience who wished to speak in opposition to the request. There being no one, Chair Venesky closed the public hearing and opened the item for discussion. A motion was made to approve Case ZBA -645.
