PROJECT: Sign Variance for Watermere Medical Plaza
EXECUTIVE
SUMMARY: On behalf of Watermere Medical Plaza, Identitec Signs is requesting a variance to
the Sign Ordinance No. 704-F requirements to allow three different attached signs
that do not comply with maximum allowed letter height and/or placement at 2813
West Southlake Boulevard.
REQUEST: The applicant is requesting a variance to the Sign Ordinance No. 704-F
requirements to allow two attached signs on the north elevation that are proposed
to be placed on a fagade that does not correlate with the tenants' lease space
location. The Texas Pain Institute occupies suite 120, however, is proposing their
attached sign on the lease space location for suite 110 which is occupied by Riata
Physical Therapy. In turn, Riata is proposing to place their attached sign on the
lease space location for Texas Pain Institute. This request is due to the size of
Texas Pain Institute's sign being significantly larger in sign area. The applicant is
also requesting an attached sign on the east elevation that exceeds maximum
allowed letter height. The proposed sign has a 15 inch letter height and the
maximum allowed letter height for this location is 14 inches.

Sign Variance Application
TWO COMPONENTS TO THIS REQUEST:
A) Two tenant signs ("Texas Pain Institute") and Riata Therapy Specialists ("Physical
Therapy")
B) One building ID sign ("Watermere Medical Plaza")

Please demonstrate that the foligyd tq conditions are aoWicable to the requested sign

That a literal enforcement of the sign regulation will crate an unnecessary hardship or
practical difficulty on the appk:ant_
A) Two tenants wish to swap wall sign display positions (facing SL Blvd.) to
accommodate the differing lengths of their names; literal enforcement restricts them to
signage on each of their own spaces only.
B) The sign ordinance does not contain provisions for building name wall signage.
Z Than the situation causing the unnecessary hardship or practical difficulty Is unique to the
affected property and is not sett imposed.
A) The cause of this need is strictly due to the articulated design of the fagade; although
both tenant storefront widths are identical, the tenant with the long name has a short
display surface and vice -versa for the other tenant.
B) Ordinarily a monument sign would serve the purpose of building identification,
however the excessive ROW distance from curb and existing trees prevents a practical
and visible line of sight to traffic on SL Blvd.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
A) Both tenants are entitled to signs facing SL Blvd_, and because they already have
properly located signs above their entrances on the opposite side of the building, this
should not cause any confusion or conflict to customers or other passersby.
B) This sign will also serve the interests of a planned future building in the Watermere
Medical Plaza complex.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance,
A) As intended by the sign ordinance, only those tenants already entitled to signage
facing SL Blvd. will be granted permits; this is a simple placement swap for practicality.
B) In the absence of a monument sign, this building sign will help patrons to identify the
medical plaza complex and successfully reach their destination.
