PROJECT: Sign Variance for Segal's Fine Cleaning
EXECUTIVE
SUMMARY: Segal's Fine Cleaning is requesting a variance to the Sign Ordinance No. 704-F
requirements to allow an attached sign that exceeds the maximum allowed letter
height at 1025 Davis Boulevard.
REQUEST: The applicant is requesting a variance to the Sign Ordinance No. 704-F
requirements to allow an attached sign on the west elevation of their building that
exceeds maximum allowed letter height. The applicant is requesting a 33"
maximum letter height for the `S' and the maximum allowed letter height for this
location is 18 inches.

PROPERTY SITUATION: The property is located at 1025 Davis Boulevard.
HISTORY: - Segal's Fine Cleaning received approval of a zoning change and site plan
for this location February 2, 1999 (ZA98-136)
- Permits for an attached sign and monument sign were issued October
2000.
- Permits for a new monument sign and attached sign were issued in
March 2013.
There are no records of any sign variances granted for this property or in
the immediate vicinity.

Sign Variance Application
Demonstration
Please demonstrate that the following conditions are applicable to the requested sign variance:
1. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
