by these presents do grant, sell and convey to the City of Southlake, Grantee herein, of Tarrant
County, Texas a permanent and perpetual easement for the purpose of installing, repairing,
maintaining, altering, replacing, relocating, and operating utilities in, into, upon, over, across and

assigns forever; and We do hereby certify that We are the owners of the property described herein
and bind ourselves, our heirs and assigns, to warrant and to forever defend all and singular the
premises unto the said Grantee, its successors and assigns, against every person whomsoever

20' Temporary Construction Easement
Being 0.094 of an acre of land, more or less, situated in the J.L. Chivers Survey, Abstract No.
384, Tarrant County, Texas and being a portion of Lot 7, Block A of the Huntwick Estates
Addition, Vol. 388-182, p.75, an addition to the City of Southlake, Tan:ant County, Texas,
which 0.094 acres, more or less, is more particularly described as follows:
BEGINNING at the.southeast corner of said Lot 7, Block A, of the Huntwick Estates
Addition, and the southwest corner of Lot 8, Block A, of the Huntwick Estates Addition, said
point also being in the right-of-way line of Dene Court and also being in a curve to the left,
having as radius of 55.00 feet and a chord bearing S 66° 18' 32" W and a chord length of
20.35 feet;
THENCE
southwesterly along said curve to the left a distance of 20.47 feet to a point for a
corner;

N 13° 01' 19" W, for a distance of 208.78 feet to a point for a comer, said
