KNOW ALL MEN BY THESE PRESENTS:
THAT WE, Ralph and Libby Hopkins, for and in consideration of the sum of Three Thousand Five Hundred
($3,500.00) Dollars and other good and valuable consideration in lured paid by Grantee lierain, the receipt and
sufficiency of wliicli is hereby acknowledged and confessed, l~ave granted, sold and conveyed, and by these presents
do grant, sell and convey to the City of Soutlflake, Gumtee herein, of Tarrant County, Texas a permanent and
perpetual Easemem for file pu.q~nse of installing, repairing, maintaining, altering, replacing, relocating, and
operating utilities in, into, over, upon, across and under flint land in Tarmnt County, Texas described as follows, to-
wit:
Being a 15' permanent utility easement and a 25' tempurary construction, described as follows:

two sewer lines only. No other utilities.
Sec attached Exhibit 'B' for metes and bounds description together with file
fight of ingress and egress as necessary for such purposes.

TO HAVE AND TO HOLD the above described easement, together with all and singular, the rights and
appmtenances thereto, anywise belonging unto file said Grantee, its successors and assigns forever; and We do
liereby certify that We are file owners of the property described lierein and bind ourselves, our heirs and assigns, to
warrant and to forever defend all and singular file premises unto the said Grantee, its successors and assigns, against
every person whomsoever lawfully claiming or to claim same or any thereof.

15' PERMANENT UTILITY EASEMENT
Field Notes
Being a 0.061 acre tract of land in the J.L. Chivers Survey, Abstract No. 348, Tarrant County,
Texas and being a 15 foot wide s~p of land, over, through, and across Lot 6B,
Block A-R of the Huntwick Estates Addition, an addition to the City of $outhlake,
Vol.388-181, P. 2, (T.C.M.R.) and being more particularly described as follows:
Being a 15 foot wide ship of land having a eenterline north, a distance of 7.5 feet from the
south property line of said Lot in the Htmtwick Estates Addition, said south pwperty line
also being the north right-of-way line of East Dove Road, and being contiguous and
continuous across the limits of said tract, containing 0.061 acres or 2,658 square feet of land.

EXHIBIT "C"
1. As further consideration the City of Southlake will provide one sewer tap for a
single family residence upon the subject property at no charge to the property owners, the
cost to connect the sewer and repairing the landscape caused by the sewer connection will
be the responsibility of the property owners. · .
2. The City of Southlake will install underground storm drainage along the north
side of E. Dove Rd. including the frontage of 780 East Dove Road. Upon completion of
the construction of the storm drain the guardrail along the north side of Dove Road from
Victoria Lane to the end of the storm drain will be removed. Access to property owner's
home will not be unreasonably denied during construction. The area effected by the
installation of the storm drain will be filled and leveled. The City will correct any settling
of soil as a result of construction. Any driveways, fences, or shrubs effected by this storm
drain will be returned to as good or better condition.
3. Any driveways, fences, yard grasses, or shrubs, etc. effected by the
construction of the force main sewer line will be repaired or replaced to it's current or
better condition and the grass area will be sodded with St Augustine grass.
4. The obstruction in the in drainage ditch across from property at 780 E. Dove
Rd. will be opened to facilitate proper drainage.
