KNOW ALL MEN BY THESE PRESENTS:
That we, fig 7~ n/ ~ k/~L ]- ~ , for and in consideration of the sum of Ten ($10) Dollars and
other good and valuable consideration in hand paid by Grantee herein, the receipt and sufficiency
of which is hereby acknowledged and confessed, have granted, sold and conveyed, and by these
presents do grant, sell and convey to the City of Southlake, Grantee herein, of Tarrant County,
Texas a permanent and perpetual easement for the purpose of installing, repairing, maintaining,
altering, replacing, relocating, and operating utilities in, into, upon, over, across and under that
land in Tarrant County, Texas described as follows, to-wit:
Being a 15 foot permanent sanitary sewer utility easement and a 35' temporary construction
easement, described as follows:

See attached Exhibit 'B' for metes and bounds description togetherwiX'thxthe right of
ingress and egress as necessary for such purposes.
TO HAVE AND TO HOLD the above described easement, together with all and singular,
the rights and appurtenances thereto, anywise belonging unto the said Grantee, its successors and
assigns forever; and We do hereby certify that We are the owners of the property described herein
and bind ourselves, our heirs and assigns, to warrant and to forever defend all and singular the
premises unto the said Grantee, its successors and assigns, against every person whomsoever
lawfully claiming or to claim same or any thereof.

In exchange for granting this easement grantor shall recieve one load
of flex base rock to be dumped at the upper end of Katelyn Rd, so as
to provide a better road surface.

Being 0.048 of an acre of land, more or less, situated in the J.J. Freshour Survey, Abstract
No. 521, City of Southlake, Tarrant County, Texas and being a portion of a tract conveyed to
A.E. Wells etux Kathy by deed in Volume 5129, P. 285 (D.R.T.C.T.), which 0.048 of an acre
of land, more or less, is more particularly described as follows:
BEGINNING at the northwest comer of said Wells tract, said point being 2,639.1 feet west
and 821.2 feet south of the northeast corner of the said Freshour Survey;
THENCE
EAST, for a distance of 138.70 feet to a point for comer, said point being the
northeast property corner of said Wells tract;
THENCE
SOUTH, for a distance of 15.00 feet to a point for a corner in the east property
line of said Wells tract;
