Property Situation
The property is located at 1901 East Southlake Blvd.
Development Details
Currently zoned C-1 Neighborhood Commercial District; a previous approval for medical
offices never came to fruition.
Proposed zoning is S-P-1 Detailed Site Plan District with C-2 Local Retail Commercial
uses.
Two-story + one-story retail building plus clock tower and small parking garage proposed
for construction.

QUESTIONS / CONCERNS
What is S-P-1?
It is a site plan specific designation.

What is the exterior of the garage made of?
Stucco to match the other building a true stucco masonry product.

Will you be using stone also?
We plan to use mostly stucco. We are looking at some stone edging. It makes

sense architecturally to keep the stone at a touchable level. We are still working
through the plan.
Why do you need the garage?
The square footage we are proposing requires a certain amount of parking; the

site would be all concrete. The small garage allows for more open space.
We are concerned for security with the parking garage; it will attract teenagers.
It will be well lit.

What is the anchor store? If the big store leaves, the development could tank.
Our plan is to keep C-2 uses within this zoning district. It will be a small

commercial district. No big-box stores. The largest space will likely be restaurant.
Why a two-story strip mall? There are none in Southlake.
We are making the second story a destination place high-end restaurant.

Properties are getting expensive. Yes, there is a commercial incentive.
We moved here because of the

We are part of this community, we want to do high quality.

We moved here for the quality of Southlake. This is unsettling. We want to see more
