KNOW ALL MEN BY THESE PRESENTS:
THAT I, Arch Pardue, for and in consideration of the sum of Ten ($10) Dollars and
other good and valuable consideration in hand paid by Grantee herein, the receipt and
sufficiency of which is hereby acknowledged and confessed, have granted, sold and
conveyed, and by these presents do grant, sell and convey to the City of Southlake,
Grantee herein, of Tarrant County, Texas a permanent and perpetual easement for the
purpose of installing, repairing, maintaining, altering, replacing, relocating and operating
utilities in, into, upon, across and under that land in Tarrant County, Texas described as
follows, to-wit:
Being a permanent utility easement, described as follows:

See attached Exhibit 'B' for metes and bounds description together with the right
of ingress and egress as necessary for such purposes.
TO HAVE AND TO HOLD the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto the said grantee,
its successors and assigns forever; and We do hereby certify that We are the owners of
the property described herein and bind ourselves, our heirs and assigns, to warrant and to
forever defend all and singular the premises unto the said Grantee, its successors and
assigns, against every person whomsoever lawfully claiming or to claim same or any
thereo£

Field Notes
Being a 0.058 acre tract of land in the L.B.G. Hall Survey, Abstract No. 686, City of
Southlake, Tarrant County, Texas and being a 10 foot wide strip of land, over, through, and
across a tract conveyed to FM 1709 - Shady Oaks LTD. in Volume 11618, P.1514,
(D.R.T.C.T.) and being more particularly described as follows:
Being a 10 foot vd'de strip of land having a centerline north, a distance of 20.00 feet from the
south property line of said FM 1709 - Shady Oaks LTD tract, said south property line also
being the north fight-of-way line of Southlake Boulevard (FM 1709), and being contiguous
and continuous across the limits of said tract, containing 0.058 acres or 2,515 square feet of
land.
