KNOW ALL MEN BY THESE PRESENTS:

($10) Dollars and other good and valuaf01e consideration in hand paid by Grantee herein,
the receipt and sufficiency of which is hereby acknowledged and confessed, have granted,
sold and conveyed, and by these presents do grant, sell and convey to the City of
Southlake, Grantee herein, of Tan'ant County, Texas a permanent and perpetual easement
for the purpose of installing, repairing, maintaining, altering, replacing, relocating, and
operating utilities in, into, upon, over, across and under that land in Tarrant County,
Texas described as follows, to-wit:
Being a permanent utility easement and temporary construction easement described as
follows:

See attached Exhibit 'B' for metes and bounds description together with the right
of ingress and egress as necessary for such purposes.
TO HAVE AND TO HOLD the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto the said Grantee,
its successors and assigns forever; and We do hereby certify that We are the owners of
the property described herein and bind ourselves, our heirs and assigns, to warrant and to
forever defend all and singular the premises unto the said Grantee, its successors and
assigns, against every person whomsoever lawfully claiming or to claim same or any
thereof.

35' Temporary Construction Easement
Being a 0.348 acre tract of land in the John A. Freeman Survey, Abstract No. 529, City of
Southlake, Tan'ant County, Texas and being a 15 foot wide strip of land, over, through,
and across a tract conveyed to Southlake Land LTD in Volume 12202, P.212,
(D.R.T.C.T.) and being more particularly described as follows:
Being a 15 foot wide strip of land having a centerline beginning in the north property line
of said Southlake Land LTD tract, a distance of 7.50 feet from the northeast property
comer of said tract and the south right-of-way line of East Southlake Blvd.;
THENCE
proceeding in a southerly direction parallel to the east property line of said
Southlake Land LTD tract, for a distance of 1,010.20 feet to a point in the
south property line of said Southlake Land LTD tract, said point being a
distance of 7.50 feet from the southeast property comer of said tract.
