KNOW ALL MEN BY THESE PRESENTS:
That Robert L. Stevenson ("Grantor") for and in consideration of the sum of Ten ($10) Dollars
and other good and valuable consideration in hand paid by Grantee herein, the receipt and
sufficiency of which is hereby acknowledged and confessed, have granted, sold and conveyed,
and by these presents do grant, sell and convey to the CITY OF SOUTHLAKE, Grantee
herein, of Tarrant County, Texas, a perpetual easement for the purpose of installing, repairing,
maintaining, altering, replacing, relocating and operating utilities in, into, upon, over, across
and under that land in Tan'ant County, Texas, described as follows, to wit:

See attached Exhibit 'A' for metes and bounds description and graphic
depiction.
TO HAVE AND TO HOLD the above described easement, together with all and singular, the
rights and appurtenances thereto, anywise belonging unto the said Grantee, its successors and
assigns forever; and We do hereby certify that We are the owners of the property described
herein and bind ourselves, our heirs and assigns, to warrant and to forever defend all and
singular the premises unto the said Grantee, is successors and assigns, against every person
whomsoever lawfully claiming or to claim same or any thereof.

Being a 15 foot wide strip of land across the remainder of Lot 13,
Block 6, Second Installment, DIAMOND CIRCLE ESTATES, Southlake,
Tarrant County, Texas, according to the plat recorded in Volume
388-181, Page 69, Plat Records, Tarrant County, Texas (P.R., T.Co.,
Tx.), being a part of a tract of land conveyed to S. Lloyd Carder
by deed recorded in Volume 7847, Page 1416, Deed Records, Tarrant
County, Texas (D.R., T.Co., Tx.), and being more particularly
described by metes and bounds as follows:
BEGINNING at a 3/4 inch iron rod found at the common Southeast
corner of remainder of Lot 13, Block 6 and Northeast corner of that
certain 0.162 acre tract of land conveyed to State of Texas for
highway right-of-way by deed recorded in Volume 10037, Page 1705,
D.R., T.Co., Tx., said point of beginning being further described
as being on a curve, having a radius of 5664-58/100 feet;
THENCE Westerly with the arc of said curve to the right and common
Northerly line of State of Texas property and Southerly line of
remainder of Lot 13, a distance of 199-36/100 feet to the end of
said curve (long chord bears North 85 degrees 30 minutes 20 seconds
West 199-35/100 feet);
THENCE continuing with said common line, North 69 degrees 46
minutes 36 seconds West 23-94/100 feet to a point in the East line
of an existing 20 foot utility easement running North-South;
THENCe departing said common line and with said East line of 20
foot utility easement, North 0l degree 35 minutes 15 seconds West
16-16/100 feet to a point;
THENCE departing said East line, South 69 degrees 46 minutes 36
seconds East 28-00/100 feet to the beginning of a curve to the
left, having a radius of 5649-58/100 feet;
THENCE Easterly with the arc of said curve to the left, 196-3i/100
feet (long chord bears South 85 degrees 30 minutes 45 seconds East
196-30/100 feet) to a point in the East line of Lot 13;
THENCE with said East line of Lot 13, South 01 degree 14 minutes 44
seconds West 15-01/100 feet to the place of beginning and
containing some 0.077 acre or 3,357 square feet.
