KNOW ALL MEN BY THESE PRESENTS:
That John M. Stevenson ("Grantor") for and in consideration of the sum of Ten ($10) Dollars
and other good and valuable consideration in hand paid by Grantee herein, the receipt and
sufficiency of which is hereby acknowledged and confessed, have granted, sold and conveyed,
and by these presents do grant, sell and convey to the CITY OF SOUTHLAKE, Grantee
herein, of Tarrant County, Texas, a perpetual easement for the purpose of installing, repairing,
maintaining, altering, replacing, relocating and operating utilities in, into, upon, over, across
and under that land in Tarrant County, Texas, described as follows, to wit:

See attached Exhibit 'A' for metes and bounds description and graphic
depiction.
TO HAVE AND TO HOLD the above described easement, together with all and singular, the
rights and appurtenances thereto, anywise belonging unto the said Grantee, its successors and
assigns forever; and We do hereby certify that We are the owners of the property described
herein and bind ourselves, our heirs and assigns, to warrant and to forever defend all and
singular the premises unto the said Grantee, is successors and assigns, against every person
whomsoever lawfully claiming or to claim same or any thereof.

Being a 15 foot strip of land across that certain Lot 3, Block 3,
First Installment, DIAMOND CIRCLE ESTATES, located in Southlake,
Tarrant County, Texas, according to the plat recorded in Volume
388-177, Pages ? and 8, Plat Records, Tarrant County, Texas (P.R.,
T.Co., Tx.), and being the same lot conveyed to John M. Stevenson,
et ux by deed recorded in Volume 950?, Page S51, Deed Records,
Tarrant County, Texas (D.R., T.Co., Tx.), and being more
particularly described by metes and bounds as follows:
BEGINNING at the common Northwest corner of that certain 0.057 acre
tract conveyed to State of Texas for highway right-of-way by deed
recorded in Volume 10037, Page 1691, D.R., T.Co., Tx., and the
Southwest corner of aforesaid remainder of Lot 3, Block 3, Diamond
Circle Estates;
THENCE departing said State of Texas tract and with a line common
to aforesaid Lots 2 and 3, Block 3, Diamond Circle Estates, North
O0 degrees 33 minutes 50 seconds West 15-O0/lO0 feet to a point for
corner;
THENCE departing said common lot line, North 89 degrees 38 minutes
02 seconds East 10-00/100 feet to a point;
THENCE South O0 degrees 33 minutes 50 seconds East 15-00/100 feet
to a point in the common South line of remainder of Lot 3 and North
line of aforesaid State of Texas tract;
THENCE with said common line, South 89 degrees 38 minutes 02
seconds West 10-00/100 feet to the place of beginning and
containing some 0.003 acre or some 150 square feet. .
