PERMANENT AND TEMPORARY

KNOW ALL MEN BY THESE PRESENTS:
That Southern Home Reality, Inc. ("Grantor") for and in consideration of the sum of Ten ($10)
Dollars and other good and valuable consideration in hand paid by Grantee herein, the receipt
and sufficiency of which is hereby acknowledged and confessed, have granted, sold and
conveyed, and by these presents do grant, sell and convey to the CITY OF SOUTHLAKE,
Grantee herein, of Tarrant County, Texas, a perpetual easement for the purpose of installing,
repairing, maintaining, altering, replacing, relocating and operating utilities in, into, upon, over,
across and under that land in Tarrant County, Texas, described as follows, to wit:

See attached Exhibit 'A' for metes and bounds description and for graphic
depiction.
TO HAVE AND TO HOLD the above described easement, together with all and singular, the
rights and appurtenances thereto, anywise belonging unto the said Grantee, its successors and
assigns forever; and We do hereby certify that We are the owners of the property described
herein and bind ourselves, our heirs and assigns, to warrant and to forever defend all and
singular the premises unto the said Grantee, is successors and assigns, against every person
whomsoever lawfully claiming or to claim same or any thereof.

15' UTILITY EASEMENT
(Pirst National Bank of Grapevine)
Being a 15 foot strip of land across that certain remainder of Lot
2, Block 3, First Installment, DIAMOND CIRCLE ESTATES, located in
Southlake, Tarrant County, Texas, according to the plat recorded in
Volume 388-177, Pages 7 and 8, Plat Records, Tarrant County, Texas,
(P.R., T.Co., Tx.), being now owned by Southern Home Realty, Inc.
and being the same property conveyed by deed recorded in Volume
11317, Page 2258, Deed Records, Tarrant County, Texas (D.R., T.Co.,
Tx.), and being more particularly described by metes and bounds as
follows:
BEGINNING at the common Northeast corner of that certain 0.060 acre
tract of land conveyed to State of Texas for highway right-of-way
by deed recorded in Volume 9734, Page 2237, D.R., T.Co., Tx. and
the Southeast corner of the remainder of aforesaid Lot 2, Block 3,
Diamond Circle Estates;
THENCE with a line common to said State of Texas tract and
remainder of Lot 2, South 89 degrees 38 minutes 02 seconds West
166-99/100 feet to the common Northwest corner of said State of
Texas tract and Southwest corner of said remainder of Lot 2;
THENCE departing said common line and with a line common to Lots 1
and 2, Block 3, Diamond Circle Estates, North O0 degrees 53 minutes
08 seconds East 15-00/100 feet to a point for corner;
THENCE departing said common lot line, North 89 degrees 38 minutes
02 seconds East 166-61/100 feet to the common lot line of Lots 2

THENCE with said common line, South 00 degrees 33 minutes 50
seconds East 15-00/100 feet to the place of beginning and
