KNOW ALL MEN BY THESE PRESENTS:
That Double Creek Capital Corporation ("Grantor") for and in consideration of the sum of Ten
($10) Dollars and other good and valuable consideration in hand paid by Grantee herein, the
receipt and sufficiency of which is hereby acknowledged and confessed, have granted, sold and
conveyed, and by these presents do grant, sell and convey to the CITY OF SOUTHLAKE,
Grantee herein, of Tarrant County, Texas, a perpetual easement for the purpose of installing,
repairing, maintaining, altering, replacing, relocating and operating utilities in, into, upon, over,
across and under that land in Tarrant County, Texas, described as follows, to wit:

depiction.
TO HAVE AND TO HOLD the above described easement, together with all and singular, the
rights and appurtenances thereto, anywise belonging unto the said Grantee, its successors and
assigns forever; and We do hereby certify that We are the owners of the property described
herein and bind ourselves, our heirs and assigns, to warrant and to forever defend all and
singular the premises unto the said Grantee, is successors and assigns, against every person
whomsoever lawfully claiming or to claim same or any thereof.

15' UTILITY EASEMENT
(First National Bank of Grapevine)
Being a 15 foot wide strip of land across that certain remainder of
Lot 1, Block 3, First Installment, DIAMOND CIRCLE ESTATES, located
in Southlake, Tarrant County, Texas, according to the plat recorded
in Volume 388-177, Pages ? and 8, Plat Records, Tarrant County,
Texas (P.R., T.Co., Tx.), being now owned by Double Creek 0apltal
Corporation conveyed by Substitute Trustee's Deed recorded in
Volume 10463, Page 2305, Deed Records, Tarrant County, Texas (D.R.,
T.Co., Tx.), and being more particularly described by metes and
bounds as follows:
BEGINNING at the common Northeast corner of that certain 0.057 acre
tract conveyed to State of Texas for highway right-of-way by deed
recorded tn Volume 9?34, Page 2227, D.R., T.Co., Tx., and Southeast
corner of remainder of aforesaid Lot 1, Block 3;
THENCE with a line common to said State of Texas tract and
remainder of Lot 1, South 89 degrees 38 minutes 02 seconds West
130-$7/100 feet to a 5/8 inch iron pin set for the beginning of a
curve to the right, having a radius of §664-58/100 feet;
THENCE Westerly with the arc of said curve to the right, 29-62/100
~eet to the West line of said Lot 1;
THENCE departing said State of Texas tract and with said West line
of Lot 1, North O0 degrees 53 minutes 08 seconds East 15-00/100
feet to a point for corner on a curve to the left, having a radius
