KNOW ALL MEN BY THESE PRESENTS:

Ten ($10) Dollars and other good and va~luable consideration in hand paid by Grantee
herein, the receipt and sufficiency of which is hereby acknowledged and confessed,
have granted, sold and conveyed, and by these presents do grant, sell and convey to the
City of Southlake, Grantee herein, of Tarrant County, Texas a permanent and perpetual
easement for the purpose of installing, repairing, maintaining, altering, replacing,
relocating, and operating utilities in, into, upon, over, across and under that land in
Tarrant County, Texas described as follows, to-wit:
Being a permanent utility easement, described as follows:

See attached Exhibit 'B' for metes and bounds description together with the
right of ingress and egress as necessary for such purposes.
TO HAVE AND TO HOLD the above described easement, together with all
and singular, the rights and appurtenances thereto, anywise belonging unto the said
Grantee, its successors and assigns forever; and We do hereby certify that We are the
owners of the property described herein and bind ourselves, our heirs and assigns, to
warrant and to forever defend all and singular the premises unto the said Grantee, its
successors and assigns, against every person whomsoever lawfully claiming or to claim
same or any thereof.

Field Notes
Being a 0.251 acre tract of land in the F. Throop Survey, Abstract No. 511, and being a
portion of Lot 2, of the Emerald Estates South Addition of the City of Southlake, Tarrant
County, Texas, as recorded in Volume 388-171, Page 99, of the Plat Records, Tarrrant
County, Texas, and being more particularly described as follows:
BEGINNING at the northwest comer of said Lot 2, said point also being the Northeast
comer of Lot 1, of said Emerald Estates South Addition;
THENCE
S 87° 49' 00" E, along the north line of said Lot 2 a distance of 547.29
feet, to a point being the Northeast comer of said Lot 2, said point also
being the Southeast comer of Lot 12, Block 2, Emerald Estates Addition to
the City of Southlake, as recorded in Volume 388-165, Page 48, (PRTCT),
and being the northwest comer of Lot 1, Block 4, of said Emerald Estates,
