KNOW ALL MEN BY THESE PRESENTS:
good and val~lble ~onsideration in hand paid by Grantee herein, the receipt and sufficiency of which is hereby
acknowledged and confessed, lmve granted, sold and conveyed, and by these presents do grant, sell and convey to
the City of Southlake, Grantee herein, of Tarrant County, Texas a permanent and perpetual Easement for the
purpose of installing, repairing, maintaining, altering, replacing, relocating, and operating utflilies in, into, over,
upon, across and under that land in Tarrant County, Texas described as follows, to-wit:
Being a permanem utility easement, described as follows: See attached Exhibit'A' for graphic depiction
See attached Exhibit 'B' for metes and bounds description together with the
right of ingress and egress as necessary for such purposes.
See Exhibit "C" for consideration
TO HAVE AND TO HOI~ the above described easement, together with all and singular, the rights and
appurtenances thereto, anywise belonging unto the said Grantee, its successors and assigns forever; and We do
hereby certify that We are the owners of the property described herein and bind ourselves, our heirs and assigns, to
warrant and to forever defend all and singular the premises unto the said Grantee, its successors and assigns, against
every person whomsoever lawfully claiming or to claim same or any thereof.

15' PERMANENT UTILITY EASEMENT
Field Notes
Being a 0.066 acre tract of land in the J.L. Chivers Survey, Abstract No. 348, City of
Southlake, Tarrant County, Texas and being a 15 foot wide strip of land, over, through, and
across a tract conveyed to J.I. (3illand in Volume 4495, P.839, (D.R.T.C.T.) and being more
particularly described as follows:
Being a 15 foot wide strip of land having a centerline beginning in the east property line of
said J.L Gilland tract, a distance of 24.50' feet fi.om the southeast property comer of said tract
and the north right-of-way line of East Dove Road;
THENCE
proceeding in a westerly direction parallel to the south property line of said
J.L Gilland tract, for a distance of 86.07';
THENCE
proceeding in a northwesterly direction to the west property line of said tract,
for a distance of 104.25, said point being a distance of 32.75' feet from the
southwest property comer of said tract and the north right-of-way line of East
Dove Road.

EXHIBIT "C"
In return for tiffs easement and in conjunction with file installation of the force main sexver line, the City of
Southlake will install a storm drainage pipe along the northern side of Dove mad from a point
west of Victoria Lane to a discharge location at a culvert in the draw west of the property affected
by tltis easement Upon completion of the construction of the storm drain the barricades along the
north side of Dove Rd from a point west of Victoria Lane to the end of the storm drain will be
removed. Any driveways, fences, improvements, yard grasses, or shrubs, etc. will be repaired or
replaced to it's current or better than condition. Access to property owner's homes will not be
unreasonably denied.
As further consideration the City of Southlake will waive the tap fee for one single-family residence upon
the Subject Property.
