for the purpose of installing, repairing, maintaining, altering, replacing, relocating, and
operating utilities in, into, upon, over, across and under that land in Tarrant County,
Texas described as follows, to-wit:
Being a 15' permanent utility easement and temporary construction easement., described
as follows:

See attached Exhibit 'B' for metes and bounds description together with the right
of ingress and egress as necessary for such purposes.
TO HAVE AND TO HOLD the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto the said Grantee,
its successors and assigns forever; and We do hereby certify that We are the owners of
the property described herein and bind ourselves, our heirs and assigns, to warrant and to
forever defend all and singular the premises unto the said Grantee, its successors and
assigns, against every person whomsoever lawfully claiming or to claim same or any
thereof.

15' PERMANENT UTILITY EASEMENT
Field Notes
Being a 0.076 acre tract of land in the J.W. Chivers Survey, Abstract No. 350, City of
Southlake, Tarrant County, Texas and being a 15 foot wide strip of land, over, through, and
across a tract conveyed to John Koldus IV, etux Gwen, in Volume 11962, P.662,
(D.R.T.C.T.) and being more particularly described as follows:
Being a 15 foot wide strip of land having a centerline beginning in the east property line of
said Koldus tract, a distance of 44.28' feet from the southeast property comer of said tract
and the north right-of-way line of East Dove Road;
THENCE
proceeding in a northwesterly direction, for a distance of 167.41, said point
being a distance of 55.71' feet from the south property line of said tract and
the north right-of-way line of East Dove Road.
THENCE
proceeding in a westerly direction, parallel to the south property line of
said tract, for a distance of 53.32 to a point in the west property line of
said Koldus tract, said point being a distance of 55.71' feet from the
southwest property comer of said tract and the north right-of-way line of
East Dove Road.
