PERMANENT AND TEMPORARY
THE STATE OF TEXAS *
COUNTY OF TARRANT *
KNOW ALL MEN BY THESE PRESENTS:
That ROGER H. BOHANNAN, and wife, DONNA M. BOHANNAN for and in consideration of the
sum of Ten (~ 10.00) Dollars and other good and valuable consideration in hand paid by Grantee herein,
the receipt and sufficiency of which is hereby acknowledged and confessed, have granted, sold and
conveyed, and by these presents do grant, sell and convey to the CITY OF SOUTHLAKE, Grantee
herein, of Tarrant County, Texas a permanent and perpetual easement for the purpose of installing,
repairing, maintaining, altering, replacing, relocating, and operating utilities in, into, upon, over, across
and under that land in Tarrant County, Texas described as follows, to wit:
15 foot wide Sanitary Sewer Easement:
See attached Exhibit "A" for metes and bounds description.
See attached Exhibit "B" for graphic depiction.
together with the right of ingress and egress as necessary for such purposes, and an additional
contiguous temporary construction easement for a period of one (1) year for the purpose of installing
utilities on the property known and described as follows, to wit:
Temporary Construction Easement:
Immediately adjacent to the above described easement in a configuration as shown on Exhibit
Such temporary easements and permanent easements shall include the right to excavate upon such
property, but Grantee shall replace any fences, improvements, or other fixtures upon said property
without cost of Grantor, or current owner thereof, and shall restore the property, the subject of the
temporary easement, as nearly as possible to its condition prior to entry thereon.
TO HAVE AND TO HOLD the above described easement, together with all and singular, the
rights and appurtenances thereto, anywise belonging unto the said Grantee, its successors and assigns
forever; and We do hereby certify that We are the owners of the property described herein and bind
ourselves, our heirs and assigns, to warrant and to forever defend all and singular the premises unto
the said Grantee, its successors and assigns, against every person whomsoever lawfully claiming or
to claim same or any thereof.

LEGAL DESCRIPTION
SANITARY SEWER EASEMENT
BEING a tract of land out of the S.H. THOMPSON SURVEY, Abstract No. 1504, in Tarrant County,
Texas, and being part of that same tract of land described in deed to Roger Bohanan, recorded in
Volume 6050, Page 363 of the Deed Records of Tarrant County, Texas, and being more particularly
described as follows:
BEGINNING at a point for corner in the north line of the beforementioned Bohanan tract and being in
the south line of a 43.222 acre tract of land described in deed to Continental Joint Venture, recorded
in Volume 09585, Page 1877 of the Deed Records of Tarrant County, Texas, said point being in the
north line of said Bohanan tract and in the south line of said 43.222 acre tract, South 89°59'23" East,
a distance of 174.74 feet from a 1" iron rod found for the southwest corner of said 43.222 acre tract;
THENCE with said north line of the beforementioned Bohanan tract and said south of the 43.222 acre
tract, South 89059'23'' East, a distance of 15.77 feet to a point for corner;
THENCE South 24o58'20" West, a distance of 1.83 feet to a point for corner;
THENCE South 00000'37'' West, a distance of 18.69 feet to a point for corner in the north line of a
15' Access and Utility Easement recorded in Volume 11077, Page 267 of the Deed Records of Tarrant
County, Texas;
THENCE with said north line of the 15' Access and Utility Easement, North 89o59'23'' West, a
distance of 15.00 feet to a point for corner;
THENCE North 00000'37" East, a distance of 20.35 feet to the POINT OF BEGINNING and containing
315 square feet of land.
