the receipt and sufficiency of which is hereby acknowledged and confessed, have granted,

Southlake, Grantee herein, of Tarrant County, Texas a permanent and perpetual easement
for the purpose of installing, repairing, maintaining, altering, replacing, relocating, and
operating utilities in, into, upon, over, across and under that land in Tarrant County,

Being a permanent utility easement and temporary construction easement described as
follows:

See attached Exhibit 'B' for metes and bonnds description together with the right
of ingress and egress as necessary for such purposes.
TO HAVE AND TO HOLD the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging tmto the said Grantee,
its successors and assigns forever; and We do hereby certify that We are the owners of
the property described herein and bind ourselves, our heirs and assigns, to warrant and to
forever defend all and singuiar the premises unto the said Grantee,/ts successors and
assigns, against every person whomsoever lawfully claiming or to claim same or any
thereof.

Permanent Utility Easement
Being a 0.082 acre tract of land in John Childress Survey, Abstract No. 253 and A.A.
Freeman Survey, Abstarct No. 522, City of Southlake, Tarrant County, Texas and being a
strip of land, over, through, and across Block 4, Lot 58 of the Cross Timber Hills
Addition in Volume 388-174, P.57, (P.R.T.C.T.) and being more particularly described as
follows:
COMMENCING at a ½" iron rod found for a corner, said point being the northwest
property corner of said Lot 58, the northeast property comer for Block 4, Lot 57 of the
Cross Timber Hills Addition in Volume 388-174, P.57 (P.R.T.C.T.), in the Twin Creek
Court right-of-way line, and being the POINT OF BEGINNING;
THENCE
eastward along said right-of-way curve, having a delta of 06° 51' 02",
radius of 50 feet, length of 5.98 feet, tangent of 2.99 feet, and long chord
bearing N 60°25 '30"E with a distance of 5.97 feet, to a point for a comer;
THENCE S 27° 28' 32" E, a distance of 268.36 feet to a point for a comer;
THENCE
N 75° 38' 38" E, a distance of 144.43 to a point for a comer, said point
being in the south property line of said Lot 58 and in the north property
line of Block 4, Lot 20 of the Cross Timber Hills Addition in Volume 388-
165, P. 57 (P.R.T.C.T.);
THENCE
S 70° 34' 21" W, a distance of 155.35 feet along said property line to a ½"
iron rod for a comer, said point being the southwest property comer of
said Lot 58 and the southeast property comer of said Lot 57;
THENCE
N 26° W, a distance of 279.26 feet along the west property line of said Lot
58 to the POINT OF BEGINNING, containing within these metes and
bonnds 0.082 acres or 3,590 square feet of land, more or less.
