KNOW ALL MIEN BY THESE PRESENTS:

($10) Dollars and other good m~d valuable consideration in hand paid by Grantee herein,
the receipt and sufficiency of which is hereby acknowledged and confessed, have granted,
sold and conveyed, and by these presents do grant, sell and convey to the City of
Southlake, Grantee herein, of Tarrant County, Texas a permanent and perpetual easement
for the purpose of installing, repairing, maintaining, altering, replacing, relocating, and
operating utilities in, into, upon, over, across and under that land in Tarrant County,
Texas described as follows, to-wit:
Being a permanent utility easement and temporary construction easement described as
follows:

See attached Exhibit 'B' for metes and bounds description together with the right
of ingress and egress as necessary for such purposes.
TO HAVE AND TO HOLD the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto the said Grantee,
its successors and assigns forever; and We do hereby certify that We are the owners of
the property described herein and bind ourselves, our heirs and assigns, to warrant and to
forever defend all and singular the premises unto the said Grantee, its successors and
assigns, against every person whomsoever lawfully claiming or to claim sanae or any
thereof.

Temporary Coustmction Easement
Being a 0.028 acre tract of land in John Childress Survey, Abstract No. 253, City of
Southlake, Tarrant County, Texas and being a strip of land, over, through, and across
Block 4, Lot 59 of the Cross Timber Hills Addition in Volume 388-174, P.57,
(P.R.T.C.T.) and being more particularly described as follows:
COMMENCING at a '/2" iron rod found for a comer, said point being the southwest
property corner for Block 4, Lot 4 zu~d the northwest property comer for Block 4, Lot
13R, both of the Cross Timber Hills Addition in Volume 388-152, P.63 (P.R.T.C.T.), and
being in the east property line of said Lot 59;
THENCE
N 36° 27' 07" E, a distance of 0.86 feet along said property line to a point
for a comer, said point being the northeast property comer of said Lot 59,
the southeast property comer for Block 4, Lot 61 of the Cross Timber
Hills Addition in Volume 388-174, P.57 (P.R.T.C.T.), and being in the
west property line of said Lot 4;

N 53° 30' W, a distance of 23.51 feet along the north property line of said
Lot 59 and the south property line of said Lot 61 to a point for a comer,
said point being the POINT OF BEGINNING;

S 31° 01' 54" W, a distance of 77.14 feet to a point for a comer, said point
being in the south property line of said Lot 59 and in the north property
line of Block 4, Lot 58 of the Cross Timber Hills Addition irt Volume 388-

N 81° 13' 31" W, a distance of 16.21 feet along said property line to a
