Field Notes
Being a 0.065 acre tract of land in John Childress Survey, Abstract No. 253, City of
Southlake, Tarrant County, Texas and being a strip of land, over, through, and across
Block 4, Lot 77 of the Cross Timber Hills Addition (Volume 388-174, P.57,
(P.R.T.C.T.)) and being more particularly described as Ibllows:
COMMENCING at a 5/8" iron rod found for a corner, said point being the southwest
comer of said Lot 77 and being in the right-of-way line of Forest Lane;
THENCE
northward along said right-of way curve, having a delta of 01°08'31'',
radius of 50.00 feet, length of 1.00 feet, tangent of 0.50 feet, and long
chord bearing N 04°34'59"W with a length of 1.00 feet, said point being
the POINT OF BEGINNING;

continuing northward along said right-of-way curve, having a delta of

Cross Timber Hills Sanitary Sewer
Utility Easement
Dear Mr. & Ms. Ellermeyer:
This letter is in response to the recent phone conversation with Mr.
Ellermeyer. In consideration for the required utility easement necessary to
construct the sanitary sewer, the City agrees to the following:

The $1300 participation fee will be waived.
The City's Landscape Administrator or another arborist designated by
the City will perform a tree survey. The survey will identify, evaluate,
and catalog the existing trees within the utility and temporary
construction easement. The intent of the survey is to determine the
health and status of the trees prior to construction.
Ifa tree is damaged during construction or if it is detemfined at a later
date that the construction of the sewer line resulted in the demise to
any of the existing trees, the City will replace the damaged tree or
trees.
The sewer line along the south property line shall be bored from Forest
Lane to your east property line. However, following the construction
of the bored sewer line, the contractor will be required to install two
sanitary sewer services (one to serve your property and one for your
neighbor's property to the south). These services will have to be
installed by digging a trench and connecting to the sewer line. The
sewer services will be installed in an area that will minimize any
damage to the existing trees.
Your property will be restored to its original or better condition prior
to construction. This includes but not is limited to repairing the
irrigation system, sodding the disturbed areas, and repairing or
replacing exiting fences.

For your reference, attached is a copy of the proposed sanitary sewer line alignment adjacent to
your east property line, which was revised as requested. As you can see, a utility easement is not
required from you to construct this sewer line. If you have any questions, please call me at (817)
