Item 9B13 CITY OF SOUTHLAKE Department of Planning & Development Services STAFF REPORT May 15, 2013 CASE NO: SV13-009 PROJECT: Sign Variance for Pharmacy Plus EXECUTIVE SUMMARY: On behalf of Pharmacy Plus, City Sign Services, Inc. is requesting a variance to the Sign Ordinance No. 704-F requirements to allow an attached drive thru sign that exceeds the maximum allowed area at 721 East Southlake Boulevard, Suite 180. REQUEST: The applicant is requesting a variance to the Sign Ordinance No. 704-F requirements to allow an attached drive thru sign on the east elevation of their new tenant space located at 721 E. Southlake Blvd., Ste. 180, Pecan Creek that exceeds maximum allowed area. The applicant is requesting an area of 25 square feet and the maximum allowed area for a drive thru sign is 4 square feet. The applicant is also proposing a letter height of 18 inches with an Rx component that is 30 inches. This sign type is regulated by maximum sign area. The additional Rx component is not typically included in drive thru signs. ACTION NEEDED ATTACHMENTS Case No. SV13-009 The building currently has one attached sign on the south fagade facing FM 1709 that is in compliance at 14 and 18 inch letter heights. An additional sign is in process for the angled main entrance which also has a direct line of sight from FM 1709 and will be the same size. The applicant has attached a drive thru sign that is in compliance, however, would like to replace it with the larger sign that is being proposed. Code only allows for a 4 square foot "Drive Thru" sign which on this building will be too small due to the buildings setback from 5outhlake Blvd. 2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected property and is not self imposed. A sign above the Drive Thru window is needed to direct traffic in the shopping center to the window and to indicate that the window on the side of the building is for the Pharmacy 3. That the variance will not injure and will be wholly compatible with the use and permitted development of adjacent properties. ILL for this center has already approved the signs as shown on the proposed drawing. 4. That the variance will be in harmony with the spirit and purpose of the sign ordinance. The total square footage for this sign added with the Pharmacy Plus sign on the corner entrance does not exceed what is allowed by code for this side of this building.
