EXECUTIVE
SUMMARY: Genesee & Wyoming is requesting a variance to the Sign Ordinance No. 704-F
requirements to allow more than one attached sign on a single fagade facing the
same street front located at 425 East Southlake Boulevard.
REQUEST: Genesee & Wyoming is requesting a variance to the Sign Ordinance No. 704-F
requirements to allow the placement of an attached sign on a single fagade facing
Southlake Boulevard that has an existing attached sign for another tenant,
Freedom Title. In 2012, city staff received a letter from the owner of the subject
building affirming understanding that a future tenant would require variance
approval to place a sign in this same location (please refer to Attachment A). The
regulation states each lease or tenant space shall be permitted only one attached
building sign per street front on the same fagade.

BACKGROUND INFORMATION
APPLICANT: Genesee & Wyoming
OWNER: Star Real Estate Co.
PROPERTY SITUATION: The property is located at 425 East Southlake Boulevard.
HISTORY: There is no history of a sign variance at this location.
May 15, 2012; a permit was issued for Freedom Title for an attached sign.
See letter below regarding the agreement for future signage.

Dear Planning Depa"ent:
Please accept this letter as affirmation that it is understood by the owner of 425 E. Southlake
Boulevard, Star Real Ealge Company that the City Sign Ordinance allows for a single sign,
mounted in the center of the building's fayade.
The sign application submitted for this address by Freedom Title is in compliance with the City
Sign Ordinance. However, future building occupants will also require building signage, which
may or may not be in Compliance with the City Sign Ordinance as it relates to this particular
building, specifically due to the triangular shape and size of the front fagade.
Should an additional sign not meet the City Ordinance, the building owner acknowledges that a
variance will need to be obtained, allowing for a second sign fitting within the purpose and spirit
ofthe City Sign Ordinance.
