Development Details Site Plan for retail / restaurant development Proposing three (3) buildings totaling approximately 45,000 square feet Approximately 65% restaurant and 35% retail Requesting variances: South buffer yard from 10 feet down to 5 feet 3 inches Î Building setback along Carroll at a portion of the north building from 50 feet to 30 Î feet Internal stacking reduction at three locations Î No drive throughs proposed No parking planned at hard corner QUESTIONS / CONCERNS Will any parking be facing Carroll? Î Where is the firehouse? Î What about delivery and service trucks? The service areas are enclosed and screened. The loading zone is on the Î southern border of the development. Delivery trucks will likely use the frontage road. ? Yes Î Did you do a traffic study? Yes Î What is the parking ratio? We are estimating 421 parking spaces. Restaurant specs call for 1 space per 3 Î seats. What is the name? Carroll Point Î Will you have southwest landscape? We plan to have a native and adaptive landscape.
