Commissioner Smith asked what the total square footage is for the remaining accessory structures. Commissioner Smith is concerned about the applicant going over the percentage and not being able to build the future cabana as stated in the Staff Report. Mr. Schell stated that the applicant would have to meet the 3% of the lot area. The applicant has 5 acres and is well under that percentage. Shane Golden with Venetian Homes located at 640 N Carroll Avenue in Southlake came forward. Mr. Golden stated that the applicant does not plan to build a cabana at this time. However, if in the future one is built, there is plenty of room and the percentage will be well under what is required. Vice Chairman Parrish opened the public hearing. Rebecca Atley resides at 1735 Shady Oaks Drive. Ms. Atley asked for clarification of the proposed zoning and what could happen with the zoning in the future. Otherwise, Ms. Atley is in favor of the zoning change. Dennis Killough explained the proposed zoning and why the applicant chose this zoning. The zoning is very strict and would only allow single family use with accessory uses, but not multi family. Vice Chairman Parrish closed the public hearing. Commissioner Smith suggested the possibility to add more tree coverage in the front. Commissioner Forman and Commissioner Kubiak both like the project.
