EXECUTIVE
SUMMARY: On behalf of Mattress Firm, Identity Management is requesting a variance to the
Sign Ordinance No. 704-F requirements for maximum letter height and area for
attached signs located at 2645 East Southlake Boulevard.
REQUEST: Mattress Firm is requesting a variance to the Sign Ordinance No. 704-F
requirements for maximum letter height and area for the north and south facades
of their new tenant space located on the southwest corner of Nolen and East
Southlake Boulevard. Mattress Firm currently has an existing store located at 200
N. Kimball Avenue. The existing store will remain open depending on
performance.

Sign Variance Application
Demonstration
Please demonstrate that the following conditions are applicable to the requested sign variance:
That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
The enforcement of the sign regulation will result in a extraordinarily small sign in
relation to the size of our storefront.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
Simply due to the overall size and design of our storefront, the allowed sign will not
adequately fill the sign band area. The result is an undersized sign which does not
compliment the building architecture in an aesthetically pleasing manner.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
Increasing the size of our sign to fill the sign band area will not harm adjacent properties
in anyway.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
Increasing the size of our sign to fill the sign band will result in an aesthetically pleasing
storefront that is proportional to the development and surrouding areas.
