KNOW ALL MEN BY THESE PRESENTS:
That W. Ralph Evans and Linda S. Evans for and in consideration of the sum of One
Thousand Dollars ($1,000.00) and other good and valuable consideration in hand paid by Grantee
herein, the receipt and sufficiency of which is hereby acknowledged and confessed, have granted,
sold and conveyed, and by these presents do grant, sell and convey to the City of Southlake,
Grantee herein, of Tarrant County, Texas a permanent and perpetual easement for the purpose of
constructing and maintaining said drainage improvements upon, over, across, and under that land
in Tarrant County, Texas described as follows, to wit:
Being a permanent drainage easement described as follows:
See attached Exhibit "A-2" for graphic depiction
See attached Exhibit "B-2" for metes and bounds description together with the right of
ingress and egress as necessary for such purposes
TO HAVE AND TO HOLD the above described easement, together with all and singular,
the rights and appurtenances thereto, anywise belonging unto the said Grantee, its successors and
assigns forever; and we do hereby certify that we are the owners of the property described herein
and bind ourselves, our heirs and assigns, to warrant and to forever defend all and singular the
premises unto the said Grantee, its successors and assigns, against every person whomsoever
lawfully claiming or to claim same or any thereof.

Being a 0.091 acre tract of land situated in the Littleberry G. Hall Survey, Abstract No. 686, City
of Southlake, Tarrant County, Texas and being a portion of a tract of land as described in a deed
to Ralph Evans as recorded in Volume 4543, Page 782 of the Deed Records of Tarrant County,
Texas (D.R.T.C.T.) and being more particularly described as follows:
COMMENCING at the most southwesterly comer of said Evans tract;
THENCE N 89° 26' 00" E, along the southerly line of said Evans tract, for a distance of
684.51 feet to the POINT OF BEGINNING, said point being in a curve to the
right having a radius of 515.00 feet and an included angle of 01° 45' 22";
THENCE continuing along said curve for a distance of 15.78 feet to a point, said point being
the P.C. ora curve to the right having a radius of 240.00 feet and an included
angle of 26° 28' 06";
THENCE continuing along said curve for a distance of 56.44 feet to a point in the easterly
line of said Evans tract;
THENCE S 01 ° 43' 47" E, along the easterly line of said Evans tract for a distance of 111.96
