KNOW ALL MEN BY THESE PRESENTS:
That W. Ralph Evans and Linda S. Evans for and in consideration of the sum of Forty-
eight Thousand Dollars ($48,000.00) and other good and valuable consideration in hand paid by
Grantee herein, the receipt and sufficiency of which is hereby acknowledged and confessed, have
granted, sold and conveyed, and by these presents do grant, sell and convey to the City of
Southlake, Grantee herein, of Tarrant County, Texas a permanent and perpetual easement for the
purpose of constructing and maintaining said drainage improvements upon, over, across, and
under that land in Tarrant County, Texas described as follows, to wit:
Being a permanent drainage easement described as follows:
See attached Exhibit "A-3" for graphic depiction
See attached Exhibit "B-3" for metes and bounds description together with the right of
ingress and egress as necessary for such purposes
TO HAVE AND TO HOLD the above described easement, together with all and singular,
the rights and appurtenances thereto, anywise belonging unto the said Grantee, its successors and
assigns forever; and we do hereby certify that we are the owners of the property described herein
and bind ourselves, our heirs and assigns, to warrant and to forever defend all and singular the
premises unto the said Grantee, its successors and assigns, against every person whomsoever
lawfully claiming or to claim same or any thereof.

of Southlake, Tarrant County, Texas and being a portion of a tract of land as described io a deed
to Ralph Evans as recorded in Volume 7176, Page 785 of the Deed Records of Tarmnt County,
Texas (D.R.T.C.~I'.) and being more particularly described as follows:
COMMENCING at the most southwesterly corner of said Evans tract;

N 89° 20' 40" E, along the southerly line of said Evans tract, for a distance of
640.99 feet to the POINT OF BEGINNING;
THENCE
N 01° 50' 37" W, along a barbed-wire fence line, departing the southerly line of
said Evans tract, for a distance of 838.86 feet to a point lbr a corner, said point
