EXECUTIVE
SUMMARY: TruFire Southlake, LLC on behalf of RPAI Southwest Management, LLC is
requesting approval of a Site Plan for the expansion of and improvements to
the existing outdoor seating area on property being described Lot 4, Block 1 R,
Phase I Southlake Town Square, an addition to the City of Southlake, Tarrant
County, Texas and located at 1239 Main Street, Southlake, Texas. The current
zoning is "DT" Downtown District. SPIN Neighborhood #8.
DETAILS: TruFire Southlake, LLC on behalf of RPAI Southwest Management, LLC is
requesting approval of a Site Plan to expand the existing outdoor seating area
and construct an arbor over a portion of the outdoor seating area. The applicant
is also proposing a wooden screening wall, as well as a partially enclosed
outdoor fire pit.

The existing outdoor seating area is approximately 330 square feet. The
proposed expansion would increase the overall outdoor seating area to
approximately 600 square feet and the proposed arbor would cover

ON 03/27/13 AND WE OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE
HEREBY MADE CONDITIONS OF SITE PLAN APPROVAL UNLESS SPECIFICALLY AMENDED BY

Informational Comments:
Any approval of this Site Plan is subject to receiving approval of an encroachment/joint use
agreement by the City Council. The agreement must be executed and approved in form prior
to the issuance of the building permit for the expansion and structures.
No review of proposed signs is intended with this site plan. A separate building permit is
required prior to construction of any signs.
All mechanical equipment must be screened of view from right-of-ways and residential
properties in accordance with the Zoning Ordinance No. 480, as amended.
All lighting must comply with the Lighting Ordinance No. 693, as amended.
All development must comply with the Drainage Ordinance No. 605 and the Erosion and
Sediment Control Ordinance No. 946, as amended.
Development must comply with all requirements in Zoning Ordinance No. 480, Section 43,
Overlay Zones.
The applicant should be aware that prior to issuance of a building permit a fully corrected site
plan, landscape plan, irrigation plan, and building plans, must be submitted for approval and
all required fees must be paid.
