EXECUTIVE
SUMMARY:
Identitec Signs, on behalf of Greg Wright, DDS (GCSW Ltd.), is requesting a
variance to Sign Ordinance No. 704-F regulations for the minimum setback for a
monument sign. The building is located at 200 East Southlake Boulevard.
REQUEST:
The applicant is requesting to construct a new development monument sign that
will be placed with a zero setback from the property line. By ordinance, a
development monument sign must be set back from the property line at least
twelve (12) feet when located along a regional boulevard. All other elements of the
proposed monument sign are in compliance with ordinance regulations. The
proposed monument sign will enable the applicant to have signage on both sides.
Currently, the existing sign is parallel with Southlake Boulevard, limiting visibility to
one side. The existing monument sign will be removed once the new monument
sign is constructed.

Sign Variance Application
Demonstration
Please demonstrate that the following conditions are applicable to the requested sign
variance:
That a literal enforcement of the sign regulation will crate an unnecessary hardship or
practical difficulty on the applicant.
The Wright Professional Building consists of a single structure with three tenant suites
that are not conducive for effective wall signage. These tenants must rely on a visible
and effective monument sign, however the existing single -faced sign is neither. There is
only ten feet of private property space available between the ROW and the parking lot,
so a monument sign cannot be set back the specified ten feet, and the only way to
achieve the allowed 60 sf sign area is to exceed the allowed sign height by K We are
requesting a setback of zero feet and a sign height of 6'-8" to enable us to erect a
double -sided monument that is more visible to FM 1709 traffic.
That the situation causing the unnecessary hardship or practical difficulty is unique to the
affected property and is not self imposed.
The state's R.O.W. is exceptionally wide along the front of this particular property,
leaving only ten feet of landscape buffer. The existing monument sign is also in this
landscape buffer at zero feet setback, and it will be simultaneously removed.
3 That the variance wig not injure and will be wholly compaUbte with the use and permitted
development of adjacent properties.
In no way will this new sign "compete" with those on adjacent properties. There is only
one adjacent commercial property (CVS Pharmacy) and none of that building's property
or signage will be obscured by the proposed monument sign-
4 That the variance will be in harmony with the spirit and purpose of the sign ordinance.
Even at zero feet setback from the property line, our proposed sign will still be 27 feet
from the turn lane and 39 feet from the nearest thrudane of Southlake Blvd. Except for
the setback and small increase in sign panel height, all other aspects of this proposed
sign are in compliance with Southlake's Sign Ordinance.
