The applicant is requesting approval of a Plat Revision for Southlake Town Square
Addition. The purpose of this plat is to create a new .296 acre lot out of a 4.313acre lot
in order to develop a new restaurant. The proposed plat is consistent with the
corresponding Site Plan (ZA13-009) being processed concurrently.

Property Situation
• The property is located at the northeast corner of Carroll Avenue and East Southlake
Boulevard.
Development Details
• Cooper & Stebbins has filed an application for approval of a Southlake Town Square
Block 1 Site Plan and Plat Revision in support of a new building for Del Frisco's Grille.
• These applications are consistent with the approved Development Plan for Town
Square.
• The new building and associated parking are proposed to be developed over an area
currently used for on -site detention, which is being relocated as part of a regional
development solution.
• The proposed Del Frisco's Grille is a 2-story building comprising approximately 8,500
square feet of gross building area. It will also feature outdoor patios on both the first
floor (at the SW corner) and the second floor (at the SE corner).
• The architect for this building is David M. Schwarz Architects (Washington D.C.).
Schwarz is Town Square's master plan architect and the design architect for Town
Square's first phase (opened in March, 1999) and for many of the prominent buildings
built since that time, including Town Hall. Many of you may also know Schwarz from his
work on Bass Hall, the Ballpark at Arlington and the American Airlines Center.
• The architectural style is "Moderne," a style which brings together both traditional and
modern elements and that was popular in the 1930's. It includes Art Deco, and is a style
that has been used previously in Town Square.

QUESTIONS I CONCERNS
• When will the project be completed?
o Winter of 2013... we are hoping to open in November.
• Do you think the Grille will bring in a Double Eagle?
o I think so. Once they see how this product works in the Southlake Town Square
environment. The demographics here would support it
• Seems counter intuitive with Kirby's and Bob's in the vicinity. How many high -end
steakhouses can you put within a 5-mile radius?
o I believe the Southlake Town Square environment is right for this...
• Will the 61 parking spaces be totally dedicated to Del Frisco's?
o Yes, they will also offer valet service.

• Regarding the water — you said you are filling in the retention pond and sending the
water to Winding Creek to store. Where and how?
c The engineering is in place; our engineering reviews (4) have all shown
successful outcomes.
• What is Winding Creek's plan for the water?
o We haven't seen the final plan but hope for an environmental benefit for the
landscape.
• What are the typical annual sales for Del Frisco's Grille?
o We don't know the specific amount but feel it will be the same or more than Brio
which is 4.5 million. Brio has 7,700 square feet and a similar price point. Del
Frisco's will have a deeper wine list.

1. Add the following notes to the face of the plat:
a. Change the note regarding "site triangle" to match that of the previous recorded plat.
2. Any easement proposed to be abandoned must be specifically and clearly identified. Clearly
distinguish the boundary of the drainage easement to be abandoned. The drainage easement
abandonment is subject to Public Works Department and City Council approval and must be
supported by the drainage study and subject to execution of any off -site drainage easement
agreements.
The following should be informational comments only
A "Certificate of Taxes Paid" indicating that there are no delinquent taxes owed on the subject property
from each taxing authority must be provided to the City prior to filing this plat in the County records. A
copy of this information may be obtained from the Tarrant county Tax Assessor/Collector's Office
located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service
charge of $10 per account for this certificate. For more information contact the Assessor/Collector's
office at 817-884-1186.
We recommend this plat not be filed until the construction plans have been substantially approved.
This will ensure adequate easements and finish floor elevations. Minimum finish floor elevations may
be required on the following lots pending review of construction plans: Block , Lots
Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.
Original signatures and seals will be required on two blackline mylars prior to filing the plat. Mylars will
not be accepted if any erasures or original ink, other than signatures or seals, appear on the plat.
A Developers Agreement is required prior to construction of any public infrastructure. The Developer's
Agreement for this addition should consider streets, drainage, park dedication requirements and fees,
off -site sewer extensions, off -site drainage and utility easements and impact fees.
