PROJECT: Sign Variance for Thomasville / Anderson's Furniture
EXECUTIVE
SUMMARY: Barnett Signs, Inc., on behalf of Thomasville and Anderson's furniture stores, is
requesting a variance to Sign Ordinance No. 704-F regulations for maximum letter
size and maximum area; as well as exceeding the middle 75% of the single plane
fagade. The stores are located at 1600 East Southlake Boulevard, Suites 100 and
120.
REQUEST: The applicant is requesting two (2) attached signs on the south elevation facing
East Southlake Boulevard. The attached sign for Thomasville proposes a
maximum 60 inch letter height, 133.6 square feet of sign area, and to be placed in
the middle 83% of the fagade plane. The attached sign for Anderson's Furniture
proposes a maximum 28 inch letter height and 85 square feet of sign area
(placement of proposed sign is compliant). Each sign is allowed a maximum letter
height of 19 inches and a maximum sign area of approximately 66 square feet.

BACKGROUND INFORMATION
APPLICANT: Barnett Signs, Inc.
OWNER: Ray Stone Incorporated
PROPERTY SITUATION: The property address is 1600 East Southlake Blvd., Suites 100 & 120.
HISTORY: October 21, 2003; City Council granted approval allowing for 30" letters
and a 68" logo on the south side, waiving the 75% coverage on the south
side, and allowing 24" letters and a 38 Y2" logo on the east side for Drexel
Heritage.
February 1, 2005; City Council granted approval allowing for 27" letters for
Anderson's Furniture.
September 16, 2008; City Council granted approval allowing 28" letters and
42" logo fronting Southlake Blvd., and 19" letters on the east elevation; also
for Anderson's Furniture.
January 15, 2013; City Council granted approval of a Site Plan that
separated the existing Anderson's Furniture store into two lease spaces
accommodating Thomasville the west side of the building and creating two
new separate entrances.

Sign Variance Application
Demonstration
Please demonstrate that the following conditions are applicable to the requested sign variance:
That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
The literal enforcement of the sign regulation creates an unnecessary hardship due to several factors:
1. Storefront is parallel to street limiting visibility.
2. Trees and Landscaping along street limit visibility.
3. Building sits 111' from street.
4. Location does not have a freestanding sign.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
This situation is unique to Thomasville & Anderson's Furniture and not self imposed because of landscaping required by
City of South lake.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
The approval of this variance will not injure the development of adjacent properties because it will simply give
Thomasville & Anderson's Furniture adequate visibility to motorists traveling Southlake Blvd. and not affect the surrounding
properties.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
This variance is in harmony with the spirit and purpose of the sign ordinance in that the proposed signage is balanced,
and provides an "easy and pleasant communication between the people and their environment". It does not cause
"visual clutter that is potentially harmful to traffic and pedestrian safety, property values, business opportunities, and
community appearance". It also meets all other aspects of the purpose and intent of the sign ordinace. The approval
of this variance only gives Thomasville & Anderson's Furniture the ability to identify itself, promote its brand, market itself,
and attract customers in a fair manner.
