Item 9A13 CITY OF SOUTHLAKE Department of Planning & Development Services STAFF REPORT February 27, 2013 CASE NO: SV12-015 PROJECT: Sign Variance for Exxon (Magic Texaco) EXECUTIVE SUMMARY: REQUEST DETAILS: Case No. SV12-015 On behalf of Faisal Khan, All Star Signs and Hunter Commercial are requesting variances to the Sign Ordinance No. 704-F regulations for maximum height, area and minimum setback for a gasoline pricing monument sign; and the maximum logo height and location of attached canopy signs — respectively. Magic Texaco service station is located at 110 W. Southlake Boulevard, Southlake, Texas. Magic Texaco is located at the northwest corner of White Chapel Boulevard and West Southlake Boulevard. The nonconforming ground (pole) sign previously located on the subject property was hit due to an automobile accident that occurred in May of this year which caused destruction of the sign to the point that only a single support column remained. Under the current sign ordinance, such pole structures are no longer permitted. Pursuant to Section 5.1 of Sign Ordinance No. 704-F, any legal, nonconforming sign shall be deemed as completely destroyed if the cost of repairing the sign is greater than 60% of the cost of erecting a new sign. On August 7, 2012, the City Council upheld the city administrator's decision regarding the damaged sign and the applicant is now moving forward with their proposed variances. In January 2013, Hunter Commercial, on behalf of Exxon, submitted a sign proposal for all signage at this location except the monument sign. The specific variances requested are as follows: Sign Regulation Current Regulation Proposed Sign Maximum total height for a gas 6'/2 feet 16 feet pricing monument sign Maximum total sign face height 4 feet 5 feet for a gas pricing monument sign Maximum sign structure height 5 feet 10 feet for a gas pricing monument sign Maximum sign structure area for 70 square feet 120 square feet a gas pricing monument sign Minimum setback for gas pricing 15 feet from any 10 feet from the property line adjacent monument sign property line to FM 1709 Maximum logo height for an attached sign fronting a regional 22.5 inches 29 inches boulevard Middle 75% of the The attached signs on Placement of an attached sign single plane fagade the gas pump canopy are right and left justified ACTION NEEDED: CONSIDER APPROVAL OF SIGN VARIANCE REQUESTS ATTACHMENTS: (A) Background Information (B) Vicinity Map (C) Site Plan (D) Sign Exhibits (E) Sign Variance Application STAFF CONTACT: Ken Baker (748-8067) Lorrie Fletcher (748-8069) Case No. SV12-015 BACKGROUND INFORMATION APPLICANT: All Star Signs / Hunter Commercial OWNER: Faisal Khan / Exxon (Magic Texaco) PROPERTY SITUATION: The property address is 110 W.
