PROJECT: Sign Variance for Duff's Famous Wings
EXECUTIVE
SUMMARY: Identitec Signs, on behalf of Duff's Famous Wings, is requesting a variance to Sign
Ordinance No. 704-F regulations for maximum letter size and maximum area.
Duff's Famous Wings is located at 2787 East Southlake Boulevard, Suite 100.
REQUEST: The applicant is requesting two (2) attached signs: one (1) on the west elevation
facing the internal drive and one (1) on the north elevation facing East Southlake
Boulevard. The attached sign on the west elevation proposes a maximum 42 inch
letter height for "Duffs"; the maximum allowed letter height on this elevation is 14
inches. In addition, the proposed west elevation sign is approximately 70.5 square
feet and the maximum allowed sign area is 28 square feet.

BACKGROUND INFORMATION
APPLICANT: Identitec on behalf of Duff's Famous Wings
OWNER: Ron Peddicord w/Duff's Famous Wings
PROPERTY SITUATION: The property address is 2787 East Southlake Boulevard, Suite 100.
HISTORY: January 25, 2011 — The previous tenant, Qdoba, received a variance for
letter height, sign area, logo height and number of signs. Qdoba was
allowed 36 inch letter height and 34 square feet of sign area on the west
elevation; a 36 inch letter height and 33 inch logo height on the north
elevation — in addition to an awning sign.
December 5, 2006 — The previous tenant, San Francisco Oven, received a
variance for letter height and sign area. San Francisco Oven was allowed
24 inch letters on the north elevation, a 16 inch logo on the west elevation,
and 44 square feet of sign area on the west elevation.
April 2004 — The tenant before San Francisco Oven, Cheeburger
Cheeburger, received a variance to allow 24 inch letters on both the north
and west elevation.

Sign Variance Application
Demonstration
Please demonstrate that the foJI2Xd nfj condiflons are applicable to the requested sign
variance:
That a literal enforcement of the sign regulation will crate an unnecessary hardship or
practical difficufty on the applicant.
The Sign Ordinance allows 20.5" (North elev.) and 22" (West elev.) tall letters, which for
this tenant's sign layout would render the majority of his sign (i.e., the tagline "FAMOUS
WINGS SINCE 1969") unreadably small to passersby, and the name "Duffs" by itself is
not a locally known brand. These larger letters also exceed the maximum allowed sign
area, although collectively they are appropriately proportioned for the large facades to
which they'll be affixed.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the
affected property and is not self imposed.
Both of the previous two tenants (San Francisco Oven and Qdoba) at this space were
granted variances for larger lettering sizes (as much as 36" in one case) because City
Council recognized that the location and orientation of this building poses special
challenges to effective sign visibility and legibility to traffic along Southlake Blvd.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
This retail center is long overdue for a stable, visible and successful anchor tenant, and
with adequate visual exposure (signage), good food and quality service, Duffs intends to
serve that purpose, which will benefit all the tenants in this center.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
At certain distances from Southlake Blvd., the sign ordinance allows up to 36" letters.
Only one letter ("D") will be a capital letter at the requested sizes (36" on North elev., 42"
on South elev.), and these sizes are required in order for the corresponding lower case
and tagline letters to be legible. Similar reasoning was applied to Qdoba's signage,
where "Q" was 36" and "MEXICAN GRILL" was 9"_ It should be noted that despite their
variance, Qdoba's visual impact was somewhat lost on this large building.
