PROJECT: Master Sign Plan for Kimball Crossing
EXECUTIVE
SUMMARY: On behalf of Greenway-1709 / Eleven Partners L.P., Reynolds Indoor, Inc. is
requesting approval of a Master Sign Plan for the approved Kimball Crossing
Development which is located at 2175 E. Southlake Blvd. The Master Sign Plan
addresses future attached signs located on the front and side elevations of the
building.
REQUEST: The applicant is requesting approval for Master Sign Plan regulations that
address attached signs located on the front and side elevations of the building
located at Kimball Crossing; 2175 E. Southlake Blvd.
On February 7, 2012; the City Council determined that the development was
too small for a master sign plan, and approved the application limiting it to the
tenant Zoe's, as well as, the development monument sign. The approval was
for the following: monument sign with seven panels that will have a white
background; address numbers will be 8 inches in height; western end cap for
the proposed Zoe's face, approving the 30-inch letter height and the drawings
as illustrated including the accent marks above the Zoe logo; the overall sign
package, and specifically a black awning around Zoe's space; and approving
burnt orange background as presented in the application.
Recently, the Planning & Development Services Department received ten (10)
different sign variance applications from tenants located in the Kimball Crossing
development. The multiple sign variance applications caused staff to take
another look at bringing forward a master sign plan to City Council for review.
The following regulations are being proposed:
Proposed Regulations for Attached Signs
• LED or neon illuminated individual channel letters with polycarbonate
faces.
• Letter faces and color of returns to be determined by tenant.

• Letters will be mounted to a 3" thick pan style background/wire way.
• Square Footage: 1.20 square feet of signage allowed per every 1' of
lease space frontage. Background panels will not be included in square
footage calculations.
• Overall sign width not to exceed 75% of total lease space frontage.
• Single line copy:
o Letter height not to exceed 30".
o Logo height not to exceed 36".
o Background height not to exceed 42"
• Stacked copy:
o Combined letter height not to exceed 39".
o Logo height not to exceed 36".
o Background not to exceed 51 ".
• Endcap tenants with an exposed side elevation to be allowed one
additional sign on the side elevation. Formula for determining overall
size to be the same as that used for front elevations.

was approved by City Council.

Sign Variance Application Demonstration
Please demonstrate that the following conditions are applicable to the requested sign variance:
1) That the literal enforcement of the sign regulation will create an unnecessary hardship or
practical difficulty on the applicant.
Due to the design of the building having a very narrow width of tenant space, compared to the
height of building and facade area, the sign ordinance creates a very small sign to wall -space
ratio which makes the display look un-proportionate to the facade, as well as limiting
readability and creating visual hardship as viewed from Southlake Blvd. An increase in size will
allow a more appealing visual aesthetic for the tenant and the center, along with improving
visibility from the street.
2) That the situation causing the unnecessary hardship or practical difficulty is unique to the
affected property and is not self-imposed.
The situation is based on building design and visual limitations. An increase in size will allow
much needed additional legibility while providing a uniform look with other tenants in the
center.
3) That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
The requested signage was designed to provide minimum yet adequate visibility from
Southlake Blvd. to the facade area. Signage requested will provide much needed business
identity. The presentation was developed by using a comparison of signage already permitted
on site. There will be no harmful affect to residential properties or competitive advantage over
other retail properties.
4) That the variance will be in harmony with the spirit and purpose of the sign ordinance.
The requested signage will allow the tenant adequate business identity while maintaining a
unified visual harmony throughout the center. For consistency, all channel letters will be
mounted to a 3" thick rectangular aluminum background/wire way.
