CITY OF SOUTHLAKE Department of Planning & Development Services STAFF REPORT January 30, 2013 CASE NO: SV12-022 PROJECT: Sign Variance for Lasercare Eye Center EXECUTIVE SUMMARY: On behalf of Lasercare Eye Center, Legacy Signs of Texas is requesting a variance to the Sign Ordinance No. 704-F requirements to allow the construction of an off -site multi -tenant monument sign located at 1900 East State Highway 114, in Bosworth Offices, prior to the development of the fronting lot (Lot 1). REQUEST: Legacy Signs of Texas is requesting a variance to the sign ordinance requirements for a monument sign to be located on an adjacent undeveloped lot (Lot 1). The Bosworth Offices development is located along the northern State Highway 114 frontage road just west of Briarwood. The four -lot subdivision currently has only one building constructed; Lot 2R — occupied by Lasercare Eye Center. The sign ordinance states that no sign permit shall be issued unless a Certificate of Occupancy or building permit has been issued, and Lot 1 has not been developed yet. The applicant will need a variance approval to obtain the sign permit needed to construct the proposed monument sign. The sign proposed meets all other sign ordinance criteria.
