A variance is requested to the "street frontage" requirement of Section 8.01 of the
Subdivision Ordinance No. 483, as amended. Lot 2 (to remain undeveloped at this time) is
proposed to be provided access through a Common Access Easement, until which time
Zena Rucker Road is completed.

This is the proposed site plan. The applicant is proposing an approximately 5,990 sf single
story medical office building on approximately .91 acres. The development will be accessed
by the existing driveway from FM 1709 through a common access easement.
There are three variances associated with this request. 1) 8 ' Solid fence required along the
along the east boundary line; 2) 5' Type 'A' bufferyard along the south and west boundary;
3) Driveway stacking depth.

instructed the applicant to dress up the east elevation to not look like the rear of the
building.
