Sign Variance Application
Demonstration
Please demonstrate that the following conditions are applicable to the requested sign variance:
1. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
Table 4, section 7.2, number 4, restricts our effective sign
area to the middle 75% of a single plane versus the entire
facade. The projection of the storefront causes us to
lose sign area thus reducing otherwise allowable letter
height.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
The previous tenant was allowed a larger sign and we are only
asking for the same consideration. We did not design this storefront
and are simply trying to work with current conditions.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
Our signage will compliment the overall look of the development
and does not interfere or impede neighboring tenants and their
ability to effectively advertise.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
This variance will allow Men's Wearhouse to appropriately
advertise its brand according to its own high standards as well
as compliment the look of the development while remaining in step
with the spirit and purpose of the existing sign ordinance.
