COUNTY OF TARRANT
KNOW ALL MEN BY THESE PRESENTS:
That We, Harold I. Knight and Shirley J. Knight, for and in consideration of the sum of four
thousand eight hundred and eighty -six ($4,886.00) Dollars and other good and valuable
consideration in hand paid by Grantee herein, the receipt and sufficiency of which is hereby
acknowledged and confessed, have granted, sold and conveyed, and by these presents do
grant, sell and convey to the City of Southlake, Grantee herein, of Tarrant County, Texas a
permanent and perpetual sanitary sewer easement for the purpose of installing, repairing,
maintaining, altering, replacing, relocating and operating a sanitary sewer line in, into, upon,
over, across and under that land in Tarrant County, Texas described as follows, to -wit:
Being a 15' permanent sanitary sewer easement and temporary construction easement,
described as follows:
See attached Exhibit "A" for graphic depiction
See attached Exhibit "B" for metes and bounds description together with the right of ingress
and egress as necessary for such purposes
TO HAVE AND TO HOLD the above described sanitary sewer easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto said Grantee, its
successors and assigns forever; and We do hereby certify that We are the owners of the
property described herein and bind ourselves, our heirs and assigns, to warrant and to forever
defend all and singular the premises unto the said Grantee, its successors and assigns, against
every person whomsoever lawfully claiming or to claim same or any thereof. Said easement is
for underground sanitary sewer facilities only. The sanitary sewer line shall be constructed a
minimum of 2 feet below existing ground level. There shall be no ground vent lines or other
protuberances. The existing driveway and trees within the easement shall be bored so as not to
disturb them. The City shall waive the $1300 participation fee for consideration of said
easement.

15' PERMANENT SANITARY SEWER EASEMENT
Being a 0.203 acre tract of land in the Thomas Mahan Survey, Abstract No. 1049, City of
Southlake, Tarrant County, Texas, and being a portion of a tract conveyed to Harold Knight,
as recorded in Volume 3018, Page 579 (D.R.T.C.T.) and being more particularly described as
follows:
COMMENCING at a PK nail found for a northwest property comer of said Knight tract, said
point being in the centerline of E. Highland Street and also being the northwest corner of
said Thomas Mahan Survey;
THENCE SOUTH, along the west property line of said Knight tract, for a distance of
22.26 feet to a Y2" iron pin found in the south right -of -way line of E. Highland
Street, said point also being the POINT OF BEGINNING; .
THENCE EAST, for a distance of 589.68 feet to a point, said point being in the east
property line of said Knight tract;
THENCE SOUTH, for a distance of 15.00 feet to a point for a corner, said point being in
the east property line of said Knight tract;
THENCE WEST, for a distance of 589.68 feet to a point for a corner, said point being in
the west property line of said Knight tract;
THENCE NORTH, for a distance of 15.00 feet to the POINT OF BEGINNING,
containing 0.203 acres, more or less.
