That we, Patrizio Southlake LLC, a Texas limited liability company, GRANTOR herein,
for and in consideration of the sum of Ten ($10.00) Dollars and other good and valuable
consideration in hand paid by the CITY OF SOUTHLAKE, home rule municipal
corporation of the County of Tarrant, State of Texas, GRANTEE herein, the receipt and
sufficiency of which is hereby acknowledged and confessed, do hereby grant, sell and
convey unto the said GRANTEE a permanent and perpetual easement for the purpose of
installing, repairing, maintaining, altering, replacing, relocating, rebuilding, removing,
and operating pedestrian access (sidewalk) facilities in, into, upon, over, across, under
and through all that land in Tarrant County Texas described as follows, to -wit:
A variable width Permanent Pedestrian Access Easement containing a total of 845
square feet of land in 4 parcels through Lot 3 of the Greenway -Carroll Addition,
with property address of 1201 East State Highway 121, City of Southlake, Texas,
and as more particularly described in Exhibit "A", "B", "C", "and "D" and shown
on Exhibit "E" attached hereto and incorporated herein.
together with the right of ingress and egress as necessary for such purposes.
GRANTOR covenants and agrees that GRANTOR and GRANTOR's heirs,
representatives, successors and assigns shall at no time erect, place or construct, or cause
to be erected, placed or constructed in, into, upon, over, across or under any easements
granted herein any temporary or permanent structures, and it is further agreed that
GRANTEE shall have the right to excavate and fill upon said permanent easement and to
remove from said permanent easement, any fences, buildings or other obstructions as
may now be found upon said permanent easement.
It is further intended that the Permanent Pedestrian Access Easement herein granted to
the GRANTEE shall run with the land and forever be a right in and to the land belonging
to GRANTOR, and GRANTOR'S successors and assigns, and said grant is expressly
excepted from any right of reversion of said premises under any prior deeds in
GRANTOR's chain of title. The Permanent Pedestrian Access Easement, rights and
privileges granted therein are exclusive, and GRANTOR covenants that it will not
convey any other easement or conflicting rights within the area covered by the grant to
any other person.

Description of a 19 square foot tract of land out of the Richard Eads Survey, Abstract No. 481,
in the City of Southlake, Tarrant County, Texas; said tract being a portion of Lot 3, Greenway -
Carroll Addition, an addition to the City of Southlake, Tarrant County, Texas according to the
plat thereof recorded in County Clerk's File No. D210099104, Real Property Records, Tarrant
County, Texas; said Lot 3 having been conveyed to Patrizio Southlake, LLC by Special
Warranty Deed recorded in County Clerk's File No. D211265400, Real Property Records,
Tarrant County, Texas, said 19 square foot tract being more particularly described as follows:
BEGINNING, at a 518 -inch iron rod with yellow plastic cap stamped "GSES INC RPLS 4804"
found for the north corner of said Lot 3 and the most northerly northeast corner of Lot 1 R of said
Greenway -Carroll Addition; said point being also on the southwest right-of-way line of State
Highway 114 (a variable width R.O.W.);
THENCE, South 47 degrees 58 minutes 50 seconds East, with said southwesterly right -of way
line of State Highway 114, a distance of 13.32 feet to a point for the beginning of a non -tangent
circular curve to the left having a radius of 124.00 feet;
THENCE, northwesterly, with said curve to the left, through a central angle of 03 degrees 53
minutes 20 seconds, an arc distance of 8.42 feet (chord bears North 60 degrees 13 minutes 46
seconds West 8.41 feet) to the end of said curve to the left and the beginning of a tangent

COMMENCING, a 112 -inch iron rod with plastic cap stamped "BRITTIAN & CRAWFORD" found
for the intersection of said southwest right-of-way line of State Highway 114 (a variable width
R.O.W.) with the northwest right-of-way line of State Street (a 60 foot wide public right-of-way);
said point also being the most easterly corner of said Lot 3;
