SUMMARY: On behalf of Dunhill Partners Inc., UCS Group LLC is requesting approval of a
Site Plan for Bicycles Inc. on property described as, Lot 5, Block 1, Southlake
Crossing Phase II, Southlake, Tarrant County, Texas and located at 2105 W.
Southlake Boulevard, Suite 225, Southlake, Tarrant County, Texas. SPIN

REQUEST
DETAILS: The site plan proposes the addition of a gable and columns that will accentuate the
entrance of the retail store. The proposed addition will match the adjacent gabled
structures on the end caps of the existing building.

GENERAL COMMENTS:
Since the building is equipped with an automatic fire protection system, proper sprinkler system
coverage must be continued throughout the building
FIRE LANE COMMENTS:
No fire lane problems noted based on submitted information.

No hydrant problems noted based on submitted information.
INFORMATIONAL COMMENTS:
All construction plans to be submitted for a building permit must conform to the edition of the
International Fire Code currently amended and adopted.

No review of proposed signs is intended with this site plan. A separate building permit is required
prior to construction of any signs. The submitted sign variance application will be considered at
the same time the site plan is heard at City Council. (Anticipated meeting date — November 6, 2012)
