the Staff Report dated, September 28, 2012.

Plan Review Summary No. 2, dated August 26,
2012 and Staff Report dated, September 28, 2012
and subject to proper signage for the roads per
city engineer standards and the radius of the street
has been discussed and the applicant's
willingness to work with the City to make any
mitigation that may be required.

Site Plan Review Summary No. 2, dated September 26, 2012 and Staff
Report, dated October 10, 2012. With the following conditions:
• The applicant will provide "Entry Feature" designs at the 2rld
Reading at City Council
• The applicant will preserve the open space buffer at the front of the
development as presented at 1St Reading
• The applicant will provide street lights at the curves in the
proposed road
• The applicant will provide a future trail connection on the east side
of the development and provide access to the future trail at the time
the trail develops
• The proposed cul -de -sac shall be paved and be 100' min.
• The minimum floor area for the residences shall be 4,000 s.f.
• The applicant shall provide a 5' wrought iron fence with
landscaping along the eastern boundary of the development
