Southlake Blvd., Southlake, Texas. Current Zoning: C2 — Local Retail Commercial District. SPIN Neighborhood # 7. Blake Architects, is requesting approval of a Site Plan for the purpose of enclosing an existing patio area to create a new 897 sq. ft. office addition to an existing 8,686 sq. ft. office building, for a total of 9,583 sq. ft. of office space and adding a landscape courtyard area. The proposed enclosure will consist of adding a glass fagade to incorporate the existing patio into the existing office building area. Southlake Blvd. LEGAL DESCRIPTION: Lot 2A, Block 3, Diamond Circle Estate Addition LAND USE CATEGORY: Office Commercial CURRENT ZONING: "C -2" Local Retail Commercial District HISTORY: ZA84 -30 Zoning Change and Preliminary Plat for "LC" Light Commercial was approved June 5,1984 ZA93 -072 Concept Plan was approved October 5, 1993 The property was zoned "C -2" with the adoption of the Zoning Ordinance No. 480 in September of 1989 CITIZEN INPUT: No SPIN meeting held has been held, a public hearing will be conducted at the Planning and Zoning Commission and City Council meetings SOUTH LAKE 2030 PLAN: Consolidated Land Use Plan Under the Southlake 2030 Consolidated Land Use Plan the subject property is designated as Office Commercial land use designation. The request is compatible with the designated land use. Southlake Pathways Plan An 8' multi -use trail is required along E. Southlake Blvd. The City Engineer has determined that this requirement is not "Roughly Proportional" to the development. Therefore the trail will not be required. GENERAL COMMENTS: 1. A ROW permit shall be obtained from the Public Works Operations Department for connections with the City's sewer, water or storm drain inlets. Contact Public Works Operations at (817) 748 -8082. Use the City of Southlake GPS monuments whenever possible. EASEMENTS: Water and sewer lines cannot cross property lines without being in a public easement or in the ROW. All waterlines in easements or ROW must be constructed to City standards. WATER AND SEWER COMMENTS: Water meters, water lines and sewer lines must be located in an easement or right -of -way. Sewer line needs to be verified to insure the addition will not be built over the service. DRAINAGE COMMENTS: The discharge of post development runoff must have no adverse impact on downstream properties and meet the provisions of Ordinance # 605. INFORMATIONAL COMMENTS: Submit 4 copies of the civil construction plans (22" x 34" full size sheets) and a completed Construction Plan Checklist as part of the first submittal for review directly to the Public Works Administration Department. The plans shall conform to the most recent construction plan checklist, standard details and general notes which are located on the City's website. http:// www. citvofsouthlake. com/ PublicWorks /engineeringdesign.asp An access permit from TxDOT is required prior to construction if any improvements are to be made along the TxDOT right -of -way. Submit application and plans directly to TxDOT for review. Any hazardous waste being discharged must be pretreated, Ordinance No. 836. This review is preliminary. Additional requirements may be necessary with the review of construction plans. All mechanical equipment must be screened of view right -of -ways and residential properties in accordance with the Zoning Ordinance No. 480, as amended. All lighting must comply with the Lighting Ordinance No. 693, as amended. All development must comply with the Drainage Ordinance No. 605 and the Erosion and Sediment Control Ordinance No. 946, as amended. It appears that this property lies within the 65 or 75 LDN D /FW Regional Airport Overlay Zone and will require construction standards that meet requirements of the Airport Compatible Land Use Zoning Ordinance No. 479. Development must comply with all requirements in Zoning Ordinance No. 480, Section 43, Overlay Zones. The applicant should be aware that prior to issuance of a building permit a fully corrected site plan, landscape plan, irrigation plan, and building plans, must be submitted for approval and all required fees must be paid.
