Property Situation
The property is located on the southeast corner of State Highway 114 and Carroll
Avenue.
Development Details
Proposing the construction of an approximately 7,800 square foot Chuys Mexican food
restaurant with a patio that is approximately 850 square feet.
There will be 48 dining tables in the main restaurant area, 14 dining tables in the bar
area, and 12 dining tables in the patio area.
Typically a high volume restaurant serving 7,000 11,000 customers per week.

No, we have toned the colors down and made the roof look more residential. The

We will have simple lighting; and some string lighting on the patio. It will be

The lot has room for a third restaurant. Is the parking shown for both?
Yes

Who is going there?
That has not been decided yet

Will all of the parking be built with this building?
Yes the corner will be a ready-made pad

We are concerned about driveway placement and cut-through traffic on Lakewood.
There will also be cut-through traffic to Patrizios and the future State Street.
What is the setback?
Approximately 85-90 feet from the frontage road. The front of our building will

We are concerned about parking issues. When there are high volume crowds for events,
etc., people park down Lakewood.
Will there be sidewalks?
Yes, along the developed portion.
