The property is located in Southlake Town Square at 355 N. Carroll Avenue. The applicant is requesting approval for a roof sign at the front of the building which faces North Carroll Avenue. Roof signs are currently a prohibited sign type. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical difficulty on the applicant. Our restaurant has been doing business as "Daddy Jack's Lobster & Chowder House" for 20 years. We are new to Southlake, and an attractive sign will be an important tool in attracting new customers not only to our restaurant, but also to the Town Square. Our complete name says who we are. It must be displayed on a sign in its entirety. In order to achieve this, we have chosen a design, which incorporates letter sizes the largest of which are 15" tall on a 25'8" x 28" metal panel. A design with smaller letters may not provide the visibility we need for our business to attract new customers and to be successful. 2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected property and is not self imposed. An attractive, well -lit sign with lettering large enough to clearly identify our restaurant is necessary to our success in Town Square. We believe the size of sign we are proposing will accomplish this for us. The sign will be mounted onto the roof of the building to clearly mark the entrance to our restaurant and direct guests to the doors directly below it. A sign on the south dormer will lead guests to a set of doors which will not be an entrance. 3. That the variance will not injure and will be wholly compatible with the use and permitted development of adjacent properties. Gooseneck, black porcelain lighting fixtures will be used, as seen on other businesses in the Town Center. The bracket roof sign mount is currently used by other businesses in the same building. Please refer to Exhibit C in packet with sign size comparisons within Southlake Town Center. Please note all signs are wall - mounted. The only other roof - mounted sign in the development is Posh Nails and Spa. 4. That the variance will be in harmony with the spirit and purpose of the sign ordinance. We would like to comply with the sign ordinance, but due to the length of our business name, we need a slightly larger sign. The lettering of our proposed sign is within reason, anything smaller may not be visible. The design of our sign gives the building a "chowder house" feel to compliment our "New England Style Seafood." Case No. Attachment E SV12 -018 Page 1
